If paying extra rm300/month is a concern, shouldn't be staying at g&g as monthly fees will rise over the years. Similarly, those who could afford, won't bother with extra rm300/month for a neat garden.

Price raised 30% over 8 years is about 3.5% p.a compounded. The question is whether this 30% price raise is syok sendiri or transacted? After deducting loan interest, etc is a financial loss.

Not that you don't care but you couldn't do anything about it but haemorrhaging.

90% ltv is 10 times leverage. Leverage amplify profit as well as loss. So most seg buyers are investors?

How much rental in seg? Since you have vested interest, not hard to share the numbers.

For own stay, whether value up or down has no physical impact and is not a concern. Only investors care about current price, hoping and trying to beat up price. It seems many if not most seg buyers are investors.

Investors with positive return tend to relax, calm and let profit accumulating. Investors that are underwater tend to be more emotionally charge, try to fight and push for revival. Believe this explains emotionally charged cbj lovers.

As a economic student, I only active where data show price is unsustainable and speculative e.g gold, btc, kv poorperly, o&g stocks, etc. Those encountered me regularly mean he is a opportunistic speculator.

The herd always ignored economic fundamentals. Long term economic equilibrium always prevail.
