A significant rise (>15%) in USD vs SGD, slim chance of that happening.

If I were you I will take SGD. You get your money in USD, you'll still need to convert it back to SGD because you'll be spending SGD (I assume you're based in SG). Converting back to SG, each time you do it you'll lose a certain percentage because of forex.

You are considering to leave Msia. Just that you are seeing and exploring if you can get a good opportunity outside Msia.

some pointers for you. hope it helps.

1. You can have a Msian home loan even if you're not a Malaysian. The bank is only concern if you're able to service the loan or recover the loan amount should you fail to service the loan. Hence, ownership of the property is important to the bank.

2. Applying SG loan to service property in Msia. Pros: Currently low interest rate, high SGD. Cons: Not tax claimable in MY when you're Singaporean, Potential higher interest rates in the future, exposure to currency exchange risks, cap on loan amount (based on SG Bank valuation + max loan % allowed), higher legal fees.

3. When you're not a Msian, you will be charged tax for income gained from renting out property @ a non-resident foreigner rate. Last I checked (years ago) it was around 20-25%. Also there's a capital gains tax should you sell the property.

4. Cukai Tanah - subject to the state where you are buying your property. Might be higher for foreigners.

5. Some smarter people create a company and put the properties under the company's name. Works fine previously but after the rule change, now whenever you sell the property there's a 5% property gains tax, even if you have surpass the 4 or 5 years holding period.
