I think you stand a much better chance to convert citizenship to buy a decent place then to apply for PR to buy a decent place, but then citizenship need PR first so you are out of luck there. If you can afford SGD 650k++ to buy private shoe box apartment then that's a different story.

A better plan would be get SGD and convert to MYR and live like a king in JB

no such deal la.. unless you work in finance, appropriate wage adjustment would be 60% of ringgit. ie, if you made rm10k, equivalent would be $6k Sing. That is to maintain your current spending/income power.
