the ads in mudah.my, iproperty and property listing site is forever keeping alive there nor matter the unit rent out or not.

it for agent to build their SEO & ranking, i believe when u call, he will say that unit is rent out, but he got a few more on his list but different condition.

it wont tell u the full picture.

my ex-tenant secretly raise a small dog in master room, which cause my wooden door and wall spoiled by dog claw, and the whole room got dog fur sticking every where in window,toilet,floor, fan, aircon and etc.

aircon and fan is also spoiled because opened 24x7 for few month.

it took me 2 week to clean the room and patching up the place.

and honestly the dog look very defensive because keeped in a closed room for too long.

my advice from deep in my true heart, Even i am a dog lover too. ( i have street dog in my childhood)

-dont raise pet in condo, because they will get mental issue as no place for them to social and walk around.

-dont raise pet in condo, if you not the owner of the house, it will really damage the door,wall,toilet,fan and aircon.

-dont raise pet in condo, it make the house not halal. (that smell is unbearable, muslim will not consider if they saw the claw)

-dont raise pet in condo, if you really love animal, just get a landed house with nearby garden/park so they can go out for a walk and pee.

foreigner not that much d (i can say barely noticeable in some block ), you can even notice those commercial shop like snooker, vapes shop, African hair shop, liquor store also closing down 1 by 1 as business not that good already.

residence is like the mix of chinese malay and indian (from what my eye notice maybe is around 25% 30% 35%)
but i mostly judge from the shop la.. chinese shop got some food quite okay.

quite alot of walker walk toward LRT now

500 psf is from brickz, 500*950sf = 475k only, which is still far cheaper den surrounding condo.

all is advantage, let me put some disadvantage

1) allow ab&b (unavoidable.. this is service apartment)
2) noise from the commercial unit for lower floor or facing kesas highway
3) not much of public parking available (except blok E, as of 13thDec2024 they draw another 32+ parking within the compound)
4) mixture of foreigner n local due to it rental and diversity environment (almost all kind of food can be found in parklane, arab,asian,china,thailand,vietnam restaurant)

others than those, nothing much downside.

this is their signature (Akisama - developer), RC residence also same strategy, sharing 1 name.
but because of parklane performing so well from transaction data, it could be a hope for RC to mimic the same success.

MVertica is epic, despite all negative comment, the performance from rental is one of the best in maluri.

i think this 3 block somehow compensate each others with different preference, black is best location, but with slightly advantage jer la.

Orange: 1st Phrase, lowest entry price, cheaper rental (3block share 1 swim pool, gym), 2nd nearest to LRT (need cross road using bridge), isolated, but more public parking (most of the visitor from other blok park here and walk over to Black n Green)

Black: 2nd phrase, medium entry price, moderate rental (2block share 1 swim pool, gym), nearest to LRT (no need cross road, terus jalan), easy access to green building commercial area

Green: Last Phrase, highest entry price, better rental (2block share 1 swim pool,gym), most far away from LRT, downstair access to commercial area

this price could be the lowest market price before covid, agent didnt lied (i believe la,agent sell higher then can get more commission).

and 500 psf is medium price only, which mean half of the ex-owner trade above 500psf.

please spend time watch that youtube battle royale if possible, it give you more confident on this location, the new apartment/condo build after parklane none of it are trading below 500psf, and those new build are trading at 600-750 psf with just less than 5km radius away.

if you can hold , suggest to hold longer abit until next buyer realize the value, wait until those new development completed, the picture will be even more clear.
