End lot 5 years ago already average 1.1M in the market, 850k at best a 24" superlink intermediate in S2.

I don't think so, Gamuda used to have a deal with some education institutions to rent out units as hostels... This may explain the low move-in rate at the moment.

If budget can up abit can aim for 16 Sierra township - Sierra5 (~950k) intermediate or else there are plenty of subsale units within Rimbayu cheaper than current developer price.

I was told by SA the red circle piece of land will build service apartment with shop offices. Targeting to launch next year.
Is it doable in TPG? Look like it is oversupply in this area.

Most likely low entry cost for affordable homes.
It's an requirement for any project to have certain % for affordable homes.

I guess not if not they will definitely tarnish their reputation again. From what I heard the affordable homes will be somewhere located at the end of the development.

Hi Nivan, now Gamuda also launching Gamuda Cove new landed phase, i think 22x70 is somewhere near to your target price, just slightly more, u interested to know more? let me know if you do, it's a very nice township and the phase is japanese garden concept

Hi owners. For strata titles, my understanding is that we are not allowed to do house extensions but was told different by the agent( it's allowed). Hope to get some clarification as we are selecting units (corner,,end lot or intermediate). Doesn't make sense to get a corner with a big land if extensions is not allowed.

upon agree by jmb, ask developer will holding how many year the management before give back to resident jmb. How was JMB not allow, then cannot. But you can still design your corner unit as garden, only install or built removeable item at your corner land. if you plan to do construction to extension the side land for extra room / kitchen then definitely cannot.
