Hi Guys,

Going to collect my key soon. Can give me some idea on how to put furnitures? and whats the rough budget needed for a small studio icon_question.gif .

My desire is to have a king size bed. a big big computer table, a glass display cabinet to put my 8-9 MG size gundam.

also there are 2 aircond needs to be installed, 1 heater. Kitchen cabinet developer kao dim as per their brochure.

If there are some freelance here can help me do the id drawing, I dont mind paying if the charges is below 4 digit.

It's called a Murphy Bed.

In the next photo you can see a hinged joint on the L shaped base of the table that folds and lowers as the bed is revealed.

In the video below, the dining/queen bed combo is at the 1.30 mark.

Hafele also has Murphy kits for a Queen size but they don't seem to be available for the Malaysian market. They do have the Tavoletto which converts a single bed to a desk. You should still head to the showroom to discuss hardware options and mechanisms just so you have a better understanding in person (and maybe check on the availability of a Queen kit). They also have a sale coming up.

No harm dropping an email to see what solutions meet your specific needs and get a quote. You can maximise shipping by buying all your hardware and decorative LED from Hafele (again, there's a sale coming up). Maybe find an ID who can co-ordinate woodwork and the hardware as well as drawing up ideas with you.

The way I see it, you don't necessarily need a Murphy bed given the amount of space you're working with.

If you don't mind my comment, I think it's better if the wardrobe is near the bedroom and the bookshelf moved to the dining area. Can use curtains as partition.

If the bed can be changed to a Queen size bed, that will save some additional space too.

no problem mate, just went to furniture fair today. bought my matress and bed. those hydraulic bed frame with King size matress, RM3.7k. matress brand is dreamnite.. dunno what brand it is, but quite comfy. and normally only the bed frame will cost me 3k+. so i think its a good deal biggrin.gif

If you have the budget or wiggle room, maybe move your deskspace to the living room instead? And then hide it behind a cabinet facade or a false feature wall. Maybe even make it look exactly the same as your closet.

That way you don't have to go back and forth from your work area to the kitchen or bathroom.

I considered that before. The reason i put my desktop there is because sometime I like to lie on by bed and watch movie. With that positionn i place My TV. I can't watch it from there. So i still have a desktop to watch drama if I wanted to.

my usual preference is for when i open the door i can see the "skyscraper view" from a condo.
however, since the layout is long you can't do that unless you hide the bed which is quite a hassle and expensive.
curtains are a cheap alternative but here are some options.

1. panel curtains - looks very sleek and modern
sos

2. solid partitions - this can be useful if you want to have guest over and still provide a little bit of privacy since it is solid and with a lockable door, you can sleep on your bed in your partitioned area, while your guest can have the living room on a sofa bed.

3. drop down roller blinds, may require a at least two banks.

The floor plan layout is different but it still has a rectangular shape and a 1 studio rm condo layout which you can probably take some interior ideals from?

Actually I was thinking why don't you build a 3-in-1 piece that can serve as wardrobe, display cabinet and act as a partition to define bedroom and living space

Doesn't work for mine as well as mine is a lot wider. as for Water heater system, You guys think this is reliable? saw this on the home fair last saturday. looks tempting.

Wont use Electricity and the water is hot until got smoke one when i see it that day.

Why not you put two bedside tables instead of one? I like the layout to be balanced, just my personal preference.

You might not see it now, but you will need space for storage, small stuffs can be put in the wardrobe, but bulky stuffs such as ladders, vacuum cleaners, even things like broom or mop has to be stowed away to make your space look tidy. Perhaps you can consider installing wall storage, keep things away from the floor.

I agree with you. Thats why my sofa and bed all can open and store stuff below it. If you look at the Ikea catalog, You will know what I mean. As for bed, I bought the hydraulic model. Can open up and store stuff below it.

Anyway after look look see see, Looks like there are a lot of unused space. This saturday will get ID to go onsite to give me quotation then see what's their suggestion.

When I was planning my apartment reno works, I like to look at the ID works done for Verve Suites. Try to have a look. They utilize space to the max.

If the unit has high ceiling, it will be an advantage for me to build a loft bed platform above. tongue.gif

There is 1 problem though, The TV Athena and power switch all located near the computer table. I wonder how the contractor gonna relocate them.

Maybe out of reach or extreme but here's what Gary Chang did to his 344 sq ft home in Hong Kong.



The steel tracks I can think of is available from Raumplus but not sure if Mr Chang sourced for the same as the load imposed could be higher.

Tree Hugger's Graham Hill 1100 sq ft in 420 sq ft.


The design of such nowadays earned it appropriately the moniker transformer apartments.

Oops I'm late for looking in it thread, look quite extract me here.
BTW on the floor plan, you can consider used foldable sliding full height partition for fixable to used when you need more bigger space or closed up as room compartment.

The rest if you need me for help up n input I'm welcome too

hey guys, I just collected the keys earlier. The place is in total mess, coffee stain at the floor, some small edges not painted properly. the water tab and shower head not installed. and also cement stain on the toilet tiles. Are they suppose to clean this mess for me or I have to do it on my own?

If you are renovating the bathroom and open to this radical idea, here's a tip from having lived in apartments over half my life. If it is possible to do what the Japanese would do: carve it out in such a way that 3 individuals can use it at the same time. It seems possible to carve this unit's bathroom into three separate rooms: toilet, powder area and shower room.

But only if additional floor traps are readily present at these areas:
i) next to WC
ii) near sink

I know that this is a studio for a single person but if you have guests over or even for married couples young or old with no children, it would be practical. There should be a 1 year warranty for defects/workmanship by condo developers I think.

In your case, you can call them up saying defect/workmanship issue for the edges, cement stains on toilet tiles. But for water tab and shower head that is not installed - do check other units to see if these units come with them. If they do, you can complain to them why your units do not have them

I met the construction worker at level 5 (my club house level with other units as well and they are installing the water tabs there now). Its a indonesian lady. i told her i collected key already but my house don't have the tab. She reply me "tengok la, tengah sibuk ni, nanti baru kita pasang, skrg tingkat 5, lu tingkat berapa, nanti kita naik la". I am wondering how can the developer hand me the key without even completing everything hmm.gif . It is because they want to save on the compensation cost (as my project is delayed) so they quickly hand us the key first?

oh ya, another thing to add, they prepared all the TNB forms for me, but they tell me you cannot submit it to TNB first. They are still checking the power and meter at the building. You can only submit it 2 weeks later....
in my mind I was thinking (WTF, means I cannot start my renovation until 2 weeks later? how to rush to move in before CNY la like that cry.gif)

Interesting. When the workers install the tab (or is it tap?),ask them to remove the cement stains. If they cannot do that, make a request to the maintenance office to change the tile. Chemical wash is not very kind on tiles if not done properly.

could be true about the penalty, coz they can put the uninstalled stuff as "defects" to "claim warranty" which can be an extended indefinite period whistling.gif

You almost want to roll your eyes every time you see a defect that should not have been there in the first place. Really, developers rarely if ever care about their product quality anymore. So long as they have a product in exchange for your hard earned cash.

I only ever known one local small time developer here in Sabah who's a perfectionist as he handles the quality control himself. I swore I could have cried a bit just seeing his houses from the street.

Was thinking, if you do a U shape kitchen counter where one side is for cooking and the other side as a breakfast/bar counter for eating area.

It might be easier for sofa placement without a dining table & chairs in the way

purchased all my stuff. At last developer fixed all the defect and can start my renovation now. I did everything separately. found that engage id is freaking expensive. here is some picture before renovation. Will upload the picture most likely next or next next week when renovation starts.

Stuff that I purchased from Taobao arrived. Look how messy is my house now with all the boxes.

Check 1 of the item that I purchase. A garden set to be put on my Balcony (smoking area tongue.gif) looks good. the tempered glass not broken or scratch.. quality same like the one I check out in local furniture shop, Its better because it comes with cushion thumbup.gif

Since only Balcony not doing renovation, I unpacked 1 item only. I just hand itchy see how they pack my Sofa.. Looks like they very pro... 3 layer packaging. 1 guni style bag, 1 cloth base and 1 bubble wrap.. did not dig in further.

I hired a local contractor... very efficient. He is major in Plaster ceiling and wiring. He come with his wife that day, look look see see, within 10 mins, he gave me quotation on the spot. engage him directly. (because all other contractor I ask previously all say will let me know in 3 days end up after 2 weeks also no news). He came alone today (the boss) and do all the power socket extension for me... he also say today he no worker. so he will come alone and unload all stuff and will start working on Monday and Tuesday. He expect to finish work latest by thursday.

Below picture are all the plaster boards he unloaded and kept in my house currently.

Today took leave to check out the progress, suppose to finish tomorrow but this morning he boss call me to open door for him. His worker took my key and MIA the whole morning, went and open door for him around 10:30am.
He keep apologies says there might be a delay due to no worker today and he is working alone. I got wall paper installer scheduled tomorrow and they only have tomorrow free for me. Therefore the boss says he will try his best to finish the sides so the wall paper guy can install and he will proceed with the touch up of the middle tomorrow. Until now he is still working there... The condo management restrict working hours is 9-6 but because the whole block got no electricity and no people move in, we ask for permission to work until late. i help him to carry those "L" box on top to install it since he can't manage to carry it alone. he keep apologies. Good attitude although a bit farked up due to his worker.

1 more thing to add, he lowered my ceiling by only 2 inch in the middle and less than a foot at the side.. good effort there. We just measured my downlight and its 1.5 inch. lucky can fit in. he said he wants to lower as less as possible so my house will look more spacious and nice. he also very particular with his work.. I am those cincai type person but he keep touch up until perfection. He mention many contractor usually install 3 screw 1 line (9 screw per board) but he cannot accept it. He needs to install at least 5 screw 1 line (25 screws 1 board shocking.gif ). He say by putting more screws, The board will be locked tightly at the rail and that will lessen the risk of ceiling crack.. dunno he bs me or he really pro.

all renovation finished.. starting to unpack my stuff. 1 leg of the sofa is dented (senget 1 side, total lost). Lucky when I open the storage side, got spare 2 set of legs inside.. so no issue for my sofa.. that time too dark, cannot take picture anymore. below is the picture with lights on... (my place still no electricity, the maintenance guy come and ask my contractor to tap the power socket near the lift to test his work).

ok, unpacked my stuff from taobao. generally it meets my expectation, you pay for what you get.. thats all I can say.

Sofa set - meet expectation, If you stay in KL, get it in Ikea. The quality is lower than IKEA made one. but still usable.

May be because it is hard so I dont like it. But I choosed Medium hard anyway, So cannot blame much.

Coffee table - below expectation. The paint finishing is not good. May be it is the design but it makes it looks like unfinished paint. But the wood is solid and freaking heavy.

Office chair - Meet expectation. its just like those RM150-200 char that you buy. but this one is in mesh and with 2 way adjustment and also can lean down. Ergonomic as well. Overall I would say its good. The steel leg is solid and heavy, that confirm better than our local 100-200 item.

Carpet - Exceed my expectation. Those carpet are only selling for like RM100 but the quality is as good as those we buy in jusco for 300-400. highly recommended. Especially the one below the office chair, its less than $100RMB. But the feel on it... Its Awesome! super soft and nice. I believe thats all for today, Those rack to install on wall its just normal like the ones you buy outside. Meet my expectation and its cheap. thats all. but I will not install it first until I get all my big local furniture. hope the TV cabinet that will be sent on Monday will not disappoint me.

after long holiday, time to get back to work.... electricity is here at last... can also work on my house at night...
bought a TV from Lazada, damaged on delivery so now waiting for them to resend me a new one.

curtain is up..... bed is also here.

King size bed i just bought from Court with Dorma brand from London....The mattress is 3xxx and the Divan base and broad is 8xx .Get gift 2 pillows and cover fit the mattress.Warranty 15yrs.

I take a look much brand all is expensive and when u sleep or sit it will drop down much.I think we will use it more than 10yrs then buy a good brand will better.Courts have installation then i install 24months thumbup.gif .If i go furniture shop do not installment with higher stuff.

Hw much for all this? Renovation + furnitures = Total.. No kitchen? No washing machine? No fridge?
You get ur studio in ur mid 25? Awesome..
Totally different concept from mine (generate ideas process)
The 2 windows near the door is for wat? Outsider can see it?? Do u allow to do 铁花 for ur entrance door? How much u bought ur studio?

total i did roughly around 25-30k. The window is for kitchen. the kitchen is very small. to cook maggi and minor cooking is ok. 铁花 no problem for door side. I did mine for 1.7k.

Let me break down.

Tao Bao furniture purchase around RM7-8k.
Ceiling and lighting around RM3-4k.
Wallpaper and curtain RM4k
Wardrobe RM2.5k
Bed RM3.6k
Aircond 2 unit Rm2.k
heater RM900
Shower screen and bi-fold door Rm2k
Toilet accessories and basin cabinet RM3k.
TV RM3.4k (bought from Lazada)

overall its ok. but last time i dont know and keep seat on the edge of the mattress to watch tv, it did sinked down after 2-3 years. i am 100+kg btw laugh.gif
