Hi guys, seems like everything is dropping now except inflation.
Hot money is going out from developing countries..
How will this affect the property market?

Hot area will remain hot.
Those property in abundance will have a price pressure in order to win competition.
As long as there is demand, price will not change much
Don't forget RM value is dropping.

I think same goes to puchong bandar kinrara e.g. Bk4, double storey 20x70 asking 750k and rental is rm1.5k

what i hear so far is myr drop will stimulate more export, so malaysia keep it as low as possible.

mean this only goods to know manufacturing? Overall, we still needs to import a lot of dialy used. But if we wanted to be a develop country, this might be a bad news, like Singapore also moving to services rather then manufacturing.. sad.gif

malaysia dun even care bcos import stuff is for rich ppl, they only mind on someone who still in manufacturing sector.

singapork keep jet their money, bcos they only relia on import, not even making a car, if they lower their sgd, whole singaporean makan rumput. money too small, cant buy anythings....

My gf's bro brought there @Rm520k. Well, no one buy landed for the rental right? Many over mil landed also asking below or around Rm2000 only in KV

daily consumables are mostly (aroud 90%) local contents, unless you wanted to buy imported stuff....

go to hypermarket, most good items are locally produced.....

It is worring....property agents firm turnover drop > 50% compare 2013......some property agent friends sold car at huge $ vanished......and hear say the mrt line 2 might delay .....expected govt no money and hard time to raise money locally / overseas.

No la, i mean he brought @ Rm520k around 3 years back,not the current price. Current price should be around Rm780k-Rm850k depend on facing.

got, depends on location and demands. The point here is, seller have misconception that landed can offer at rm700k or a million but it doest not reflect the actual demand from the rental yield point of view.

In KV, 5 out of 10 landed owners will hate staying in landed due to security issue, car parking issue, bad neighbors, and etc.

but stay in condo need to pay hefty monthly maintenance fee whoa...and no gardening strip for plants....also cannot lah.....

majority of locals dun like to stay in condo wan...from my circle of local friends.

Mostly compliant on

unattended illegal dumping,
ponding at common area
cloged road drains
aedes cases
stray animals
pest invasion

other than those common robbery, break in, bad neigbours, car parking

landed owner jealous on condo owner can have good security, big pools, gym and private lifetsyle

but then

condo owner jealous on landed owner can have private event at house, BBQ party, private gardening and getting home faster.

All got its pro and con, see which suits ur lifestyle.

One of my friend, sold his landed and go for condo in same neighborhood. He wanted max security for his spouse.

Buy Highrise for rental yields with view for long term capital appreciation

Buying high rise in KL South for Rental yield = tread carefully and make sure got holding power

Same goes for Buying Landed in KL South to FL1P = must have holding power

2008 till now different ball game, we are now 86.8% highest debt in Asia after South Korea...

this economy hit till nail Malaysia to coffin for the next 5 years to come, we all living in standard we not supposed to have, it all are currently compensated by debt taking...

see economy hit, NPL loans surge like mad, bank also will collapse, not to mention out Indonesia brach C*mb and M*yban NPL so high... banks already start cutting cost in Malaysia
