Semenyih is so much better now, I still remember my first visit to Bandar Tasik Kesuma, Semenyih (at that time i never heard of Beranang) n years ago, need to go through Bandar Kajang, exit at Police Station Jalan Semenyih, don't know go through how many traffic light then only we reach the destination, luckily that day was a public holiday otherwise the jam kill.

With Semenyih by Pass,Lekas Highway + Ecohill Link + Ecoworld Interchange, you can escape the forever jam Jalan Semenyih, it is matter of few years time we will see a flying Semenyih for sure!

In Selangor, the Housing and Property Board and the local authorities allow guard houses to be built based on certain guidelines amongst which include:-

1) Applications made through the Resident Association (RA) only;
2) Consent by 85% of the residents;
3) Agreement must be made between RA and local authority;
4) Guard house without a barrier are allowed and the location should not obstruct traffic (situated at
road shoulder only);
5) A written consent from Local Authority and Land Administrator (LA) for the construction of guard
house on reserved road/vacant land must first be obtained;
6) Appointed security guards must be registered with Ministry of Home Affairs or with other relevant
agencies;


Those not paying may complaint on point no 4 because most of F&G has barrier.

Committee at my area try to do similar thing, they listed down all residents with and without paying security fee (just RM50 per month) two quarter in a row in The Hut at the centre of Palmwalk linear garden, but only marginal improvement in paying rate (around 89%).

The committee thinking to enforce all non-paying residents to register at guard house but worry these fellow will complaint to MPKJ to demolish the auto-gate barrier etc because there is no DMC sign between developer and owner.

I think need not to worry so much, most of self-upgraded F&G in Malaysia have no DMC but they still can operate till today.

Committee thinking to "force" this 10% to pay security fee by making them register with guard house every time they go in and out, but some one caution them complaint may be made to MPKJ. F&G may collapsed as no DMC signed.

But based on SL6 case even though there is complaint to MPKJ from SL6,SL10&SL11 , SL6 F&G still enforced till todate.

If committee go ahead as plan, forsee something will happen.
