Quarza Residence - KL East

The residence tower will be located on top of the Quarza Mall in KL East. It will be the SD next development to be launched after VEO there. Target launch date will be First Quarter 2015 and it could be as early as Jan 2015.

Three types: 650 sq ft (studio) , 850 and 862 sq ft (two rooms).

Freehold commercial title land.

Indicative price: 750 psf.

Price is picking up due to all the new launches. Mine the biggest unit rent out to Indonesian oil n gas expat...can survive abit coz tenancy is with the company. Not sure about the vacancy in Ampang or ampang hilir though.

wah u must have furnished ur unit with good furniture or I.D.

Congrats, but I'm usually more skeptical about the biggest unit in any condo.. rather buy mid sized units.. i think the current trend are 2 bedders or small <500sqft studios/1 bedders and not solely studios in the past.

Serini is further away near melawati business area and upcoming Melawati Mall.

Quarza residence postponed most likely due to GST in April.. maybe can sell at higher price.

GST will impact the selling price so I think developer decide to launch during/near GST time.

Bro, any idea when is SD launching Quarza bro? Seems like they are postponing all their high rise projects - North Brookes, Suave. I heard SD will launch Cantara earlier than Quarza.

Another high rise coming from SD is Jendela at KLGCC! thumbup.gif

biggrin.gif Of course lo KLGCC, although LH, is a "branded" golf course in KL ma, IGCC not so branded & some more in Sgor only, that is why MP much cheaper lo bro! biggrin.gif

Veo has been launched quite long oredi right? I think now left the penthouses? I think SD will launch Quarza soon la, should be the 2nd half of the year.

Recently, the news said SD sold their shares to Sunsuria in the JV Co that is developing the project in Serenia, so not sure whether SD will still launch this Serenia City? hmm.gif

This forum has too many EW & Tropicana fansi ma bro! biggrin.gif

Another reason is SD dont give much discounts and rebates, max only 2% early bird and additional max 3% for Platinum Prime card holders, so investors for 3rd prop onwards susah to buy from SD if they dont have enough cash. I think they should come up with higher discounts of at least 10% to help these investors.

Quarza launching been delayed several times due to Serini haven't hit 80% sales target yet.
So far Serini sales only abt 60%+.

No confirmation date yet but was told will be launching soon coz Quarza land site clearing already done.
Can register 1st with SA or at website.

Still young location... not many development up yet. Takes abt 10 yrs time to complete KL East masterplan.
Only those knows the future potential will be interested.

SD bz with its Prime Carnival to introduce/promote KL East + Serini last week.
Next will be another event at Shah Alam... its for the upcoming Cantara at Ara damansara.

Quarza launch will boost KL East more. Mid size mall will definitely makes living more fun and exciting there beside increase the property price.

Quarza have more units than VEO but still consider low density. Veo only 175 unit per each tower.

Yup... target those young couple/small family or those working at Quarza mall /nearby.
Quarza residence design is without balcony so more space savings unlike VEO have big balcony.

Veo studio 1+1, 754sqft all fully sold out with highest flr lvl 18 selling at RM658,888. RM 873psft.

Quarza residence estimated price in the range of RM500k - 800K+

A lot office and shops nearby also...
High floor facing green & quartz view will be nice.

It dpds on your preference..

Quarza Residence more towards lifestyle & luxury living.. different concept.

KL east Veo walk to Gombak lrt nearer abt 10 mins.

Serini can walk to Wangsa Maju & Melati lrt .. both oso quite far about 30 mins I think
Melati is nearer abit than wangsa maju lrt.

i think all the view are valid. U get 9% discount now (with Prime), no doubt price is high, but i think there is potential for growth with the commercials and mall stepping in. Maint is free for Y1, ard 35sen. The price increase from the initial launch is compensated with additional car park, so its not bad. Surrounding areas in Melawati plus Saville also trending upwards not to mention KL East, whre Veo only left with 1400 plus sf units close to 1mil

Some prefer to drive normal car, some prefer luxury car... something like that I guess.

Target tenant are those professional or those higher income ppl who prefer better lifestyle quality living.

visited kl East new show gallery. SA informed that quarza residence will be launching somtime in sept or oct this year..Price 850 psf. Why asked why so high, price especially with the current economic climate, Apparently SD is projecting KL East to be high end enclave which will be anchored by the Quarza Mall slated to be boutique mall will high end brands. Let's wait and see how it will unveil...

market is soft...so SD can take their time to launch. but registrants have exceeded 3000 according to SA for Quarza. Layout similar to Serini..in fact if you go the KL East Gallery you can see the show house there with the layout on the wall but it is not ready yet obviously.

What's the news on the apartment in NI? Any update for that?

Everyday after work I will use Kesas from KL/Seremban highway & I can see out of 10 times I pass by MRR II, 7-8 times it will be jammed even though there is no rain. So I wonder whether ppl staying in Quarza or Veo will suffer this traffic jam fate during the peak after office hours?

If u want see view better get the corner unit 865 sft Type B facing forest also not bad.
The dining, living area, Masterbedroom and 2nd bedroom all have big and wide windows can see more view.
Price abt 680k for low floor unit.

the tgv and village grocer confirmed as for the high end retailers..im sure also. perhaps it is sales talk perhaps not...time will tell but judging from the price psf for this Quarza they are really charging premium prices and they also mentioned that they will charge 900 to 1000 psf for tower B. As such if they make a low end mall how could they justify the ultra expansive psf prices for the residence...

similar pricing but i think quarza is more worthwhile for the fully furnished kitchen and bathroom (the SA informed even bathroom mirror is inclusive). Cantara is just partially furnished kitchen, though one is kl and another one in PJ..

U see theres the Quarza Mall, residence condos, KYS international school + more future condos at KL East zone.. how ppl wan to travel to the mall
if no bridge that link to LRT and also opposite shoplots and PV condos? Its inter-connectivity. Theres actually 2 bridges on the their plan. Curve bridge from mall to opposit PV shoplots and condo + Pedestrian covered walkway from KL east condos to mall and to LRT gombak.

The news was last year May. now already new year.. u can try call sime darby chk for latest updates on the bridge if really interested with their project.

1km is just 15min walk.. if slow walk maybe 20min... its not too bad if theres covered pedestrian walkway.

yeah of course sime darby will say yes they proposed but it can be up to the authority to build the bridge. not them. or the approval from the authority is needed even if sime darby willing to sponsor the bridge.

anyway logically thinking it is not possible to build a separate pedestrian bridge across 8 lanes of a major highway. (4 lanes each way). if using the current road as per the pics above just add in pedestrian covered walkway beside then is more logical but will also make the current 2 lanes road tighter.

I used to be pessimist too, but then at Bangsar South there is actual pedestrian bridge crossing the busy 8-10 lanes Federal Highway between Bangsar South to Kerinchi Station. MRR2 is just about 6 lanes both way. Having said so, probably it is more practical to upgrade the existing covered walkway from KL East Gallery to Putra Station. Ultimately, it depends on what is SDP plan for the Mall and whether it will be successful.

I see..

Cantara slightly higher about RM30bucks per sq ft after discount. About RM830.

But i am quite surprised SD would price quarza at rm800 per sq ft though. Ara Damansara is a mini township with everything there but KL East, the prices for condos there at about RM750-1k per sw ft. And still have lots of potential for commies to develop. So not surprised at the 830-850 mark.

The newest condo is PV2. Year 2013. Current market price RM580k for 1313 sqft. RM650k for 1500 sqft. And of course the price can still be nego.
Older condo like PV3, 5, 6 can get cheaper.

No idea about M3 Residence. Not sure what was the entry price. Late as well. LAD. The mall is dying. Only Texas Chicken with crowd.

Rental rate is also dropping. Partial furnish can get RM1600 now.

Freehold. residential title. and route access is good. many choices to take heading into KL.

Got 1 uncle from dunno which floor always complaint the visitor parking one laugh.gif

The only thing I dun like about this area is too many students for my liking.

And the carpark a bit cacat. In front of my car always got some genius motorbike which parked and blocked me from entering my parking since they are tandem parking.

End up I can't tahan and complaint. No use coz guard said can suka2 park coz bike no dedicated parking. Few months after that can't tahan, just move out lol.

If I were to invest, I rather just get the Quarza. Old condo is not my fancy hehe.

Quite challenging for retails with the current economy. Seems good value @ 433 psft for PV2. Potential for upside once KL East is fully developed? What is the projected rental for Quarza/Veo? hmm.gif hmm.gif

Yup that is Terminal Putra LRT station. Slated to be Integrated Terminal (ITT) similar to TBS and Sg Buloh but seems progress a bit slower. Probably due to budget issue, land issue or other issue not sure. The site is earmarked as the final station for ECRL too, before another Rail Line will connect it to Port Klang. And Duke2 or Duke3 will have engress/ingress nearby TARC which is said to go all the way to TRX or Midvalley if not mistaken....

The original price is 760k, after deducted 7% and CNY8888 then Nett price 700k. Currently I'm working overseas but been staying in Melawati more than 10 years hence preferred the forest environment of KL East. Currently planning for own stay but possible for rental as well.

Regarding the future Gombak bus terminal and ECRL plan, any comment from all the sifus? 😁

Well I gonna state this again. If you stay around the area, you surely would know that it is too far to walk from Gombak LRT to Quarza. You should know how deep inside Gombak LRT is located. It is just a marketing gimmick. I bet wont be happening in the future.

Wow the Quart Ridge looks amazing through the birds eye view. But can it actually be seen from KL East residential? How big is the ITT Gombak project? Coz saw few huge concrete slabs at the side of MRR2 to/from Gombak. Or are they for Duke 3.. hmm.gif

Haha, maybe since Quarza is taller than Veo with sky garden on the top floor. ITT Gomabk by right it will serve busses for eastern corridor and temporary for northern till ITT sungai buloh complete. Also it should link with ECRL station in future.

Ok make sense. First time seeing ITT Gombak rendering. No wonder the land clearance on both sides of MRR2. Perhaps it would be more feasible for SD to build the walkway (if materialized) from KL East to the KL bound ITT Gombak side, and then to the LRT/ECRL Station itself

Btw, wondering what will happen to the small village / kampung nearby the Mrr2. Also if not mistaken there is road heading to area called Anjung Melati or something like that nearby Shell there. Construction seems going full-swing, but yet to see any official 'work/development' sigboard erected sweat.gif sweat.gif

According to the edge on below link, SDP already secured few anchor tenants for the mall.

"Quarza Residence sits atop an upcoming mall which will occupy the lower four levels. The mall will be opening in November next year, and we have secured some anchor tenants including Jaya Grocer, MBO Cinema and Camp 5," said Shahreza.

From what I heard, Quarza mall appointed the retail mall consultant called "Retail Network".

Interesting info. Guess is corroborate with KL East positioning by SD as eco park development.

Seems this Quarza Mall is quite an ambitious project by developer with Turner International as project consultant. And this Retail Network is local based or overseas based company? It will be good to have a fresh concept of "Retail Mall" than run-of-the-mill Shopping Center. Hopefully the retail tenants will be vibrant and distinct from other shopping center in KL

Yup, what Sean mentioned is accurate. Currently I think we can’t really judge how well the mall will perform, but one thing for sure as Quarza neighbour ‘The Veo’ is really nice in term of facade and design.

I went into Veo once after VP, overall environment with lots of greenary and facilities are nice to cater Low dense community only 350 units.

Ya, can see the unit. Since the mall will open end of 2019, I guess service apartment should be earlier than that.

WHat's the net price? Is RM512k before or after rebate?

I very much wanna get a property. Find this suitable as the MRR2 is quite convenient and I been using it for the past 12 years (work, college, uni and then works again).

For RM600k for a 2Bedroom + 2Bathroom (fully serviced), I'd go for it.

Quarza is in Bahasa Melayu.
Ridge is in English.

English name more glamour so maybe can attract more buyer.

I think the tower B is starting to sell next week. Been to the showroom last week, i would say this property look not bad with a mall going to be opened by end of this year.some ppl previously has bought tower A may share their experience..i think the smallest unit is about 651 around 500k plus after discount.Nearby condo , VEO has completed, been there once, the finishing look not bad. Well. SD...

Looking at the proposed tenant mix, I think they are aiming for a similar customer base but maybe getting more mainstream brands. But they are way too close to each other. But then again KL is Mall City, so maybe won't be such a big issue. Gombak/batu caves folks may feel this is more convenient for them. It's gonna surely split the footfall traffic.

Possibly true. Unless developer has future plan for office component within this township, definitely the mall would have to depends on local residents. Not sure what happen to the initial proposal to develop the Forest Eco-Park inside KL East, seems very quiet on this now. sweat.gif sweat.gif

Went to visit The Ridge today.
After government announced next year can let foreigner buys above RM600k apartment, now Sime Darby has reserved some unsold units for roadshow at foreign country. If success, Tower B will have more foreigner owner at top floor. These might be actual person living there or just a vacation house.

I just been to Sunway Avila so The Ridge in contrast is very much more majestic than the Sunway Avila. More pricey too. But facilities and convenience of a shopping mall right down stair definitely are The Ridge advantages over Sunway Avila.

I think the VEO resident get the benefit the most from the mall. They can literally walk to there to enjoy the convenience, but no need to pay more expensive water pill and other fee due to residential title. The Ridge is commercial title under HDA.

Also I already can see a fly over from the sales gallery which is claimed to be connecting to DUKE3. Also see the pedestrian bridge from the mall to the McD across the street. But no sign of anything for cover walkway to Gombak LRT.

Pedestrian bridge currently under construction. Linking direct to the mall (level 1 car park area I guess?) to the opposite PV area, exact location is in front of McD Petronas.
I would say this bridge benefit more to attract thousands of occupants staying at those PV Condo to walk to the mall and spend money shopping. Rather than for the residents at Quarza / Veo to walk opposite direction. Maybe probably just to get grab some night food (McD, arab food, mamak) occasionally after the mall closes? That's it.
From McD Petronas to LRT station (either Gombak or Taman Melati) will be too far walk (more than 1km away). Even those at PV wont walk to the LRT daily.

Anyway, PV2 owners hitting the jackpot soon due to this direct link. Very convenient. Congrats. cc: [coinstar]

Already moved out from PV2 few years ago. Quality that time a bit deteriorate. Block A frequent lift break down. And also increase number of foreign occupants. Pricing able to get below 500k during that time. 1300sqft++. 2 car park.

Currently coinstar more familiar with the place. Hehe.

Very very rare got lelong from PV2.
Around the same area PV3, PV5, PV6 and PV8 also hard to get from lelong. When wait for price drop, almost certain the owner managed to recover and called off the unit.

Not sure whether that covered walkway to LRT will be materialized or not. Now can only confirm bridge across MRR2 to Petronas station under construction, and can see escalator at the petrol station side in the promo video. brows.gif brows.gif Guess have to wait and see next year March

When I checked google maps from the ridge to gombak lrt, it says 14 mins. But the reverse from gombak lrt station to kl East mall go a round about way and thus longer route, abt 24 mins. 😥 I think the google map’s position for kl East mall is wrong.

I know if use LRT, then I hv to change at Pasar Seni to MRT route if I want to go to Bukit Bintang.
Is there a rapid bus that go directly from that kl East area there in gombak to Bukit Bintang area?

I don’t think it’s possible to upgrade any existing walkway because there’s no existing walkway that stretches all the way from the station to the Ridge. Doesn’t seem like it’s possible.

By the way, any banks nearby there? Can’t see any banks within walking distance.

Went to the special promotion weekend at the ridge. They are offering tons of benefits and high discount. A total rebate of 156k + free furnitures + freehold. I’m seriously considering. But it’ll take sometime for the value to grew. Will need 3-5 years holding power.

However, the nearby area still require upgrade in order to rent at good price.. own stay is good.
