Not putting down this Investment. Lets give numbers in prospective

I see returns of up to 28%

What is the cost of Borrowings in MY. BLR is 6.85%, so say the margin is 2.5% + BLR = 9.35%

Returns = 28% - 9.35% = gain of 18.65%

If returns are so high, why share the profits with you. Might as well they do it themselves and take all the gains

Based on this website, the interest rate in Canada is even lower

http://www.bankofcanada.ca/rates/interest-rates/

Second, if anyone can promise a return of 28%, do you know who will be the first to Invest in such a scheme

1) PNB - for their ASB, ASN Funds
2) EPF
3) Khazanah
4) 1MDB

Of course, before the above MY Funds can invest, Warren Buffer would have invested and sweep all for himself

Obviously , if the above funds decided to invest, they will sweep 100% of the units and there will be nothing left for the public

So, the returns are definitely not guaranteed

So, if u do invest in such a fund, please read the T&C carefully

Look at the Exit Clauses

Look at the so-called Guaranteed Returns if any

Check with the Canadian High Commission on this project

CFA, you got the points but the return is 26% (not 28% as stated in the website) for 2 years so the annual return is 13%.

This investment is on the bungalow land, is 13% annual appreciation too high in Halifax, Canada?

Event some of the hot areas in Klang Valley able to achieve this right?

Okay, thanks for the correction.

My point is if the company is so confident of the returns and with such low interst rates in Canada, might as well do yourself and reap all the gains.

Some links of property appreciation in Halifax

http://www.lloydsbankinggroup.com/media/ec...se-price-index/

Suggest you download some of the reports for historical property appreciation in Halifax

Always remember - there must be a reason why the company is looking for investors in MY

If its good, quota should be sapu by Canadians - perhaps the Company is so kind as to want to help fellow Malaysians to make some 'free money'

I am not pro lah, just using Google to search only

I am always very skeptical when companies promise all sort of high returns, especially when asking u to invest in a foreign country

Just sharing opinions only

yeah CFA kor, i notice when foreign (UK/Aus) projects come to Msia to sell, we get excited n say cheap but it's just the same as overpriced msian projects marketed overseas like Dsara city n other projects tongue.gif they will say cheap but are not aware of the market sentiments/prices..

It's easy to promise but if it's not on Black n White, than u'll be suffering.

Hi

I am new to here and saw this. I know this is old but my mother looked at this and did not go because of the reason of those to lincs.

https://www.sec.gov/litigation/admin/2010/34-61472.pdf

https://www.sec.gov/litigation/litreleases/lr18624a.htm

These two lincs are to Donald Marr who is now the principal of TFDC. He and his brother run a scam in spain that stole millions from people. vmad.gif the only change is middle initial, but is same person. read his profile on TFDC .ca website and read ifo in the second linc.

Maybe they are better now but maybe the same. cool2.gif
