QUOTE(AskarPerang @ Jun 4 2018, 03:26 PM) studio all come fully furnish. each unit inside is exactly the same as one another. yea wor... 1200-1300 quite good yield to the owner... i wonder who is the target tenant... students most probably wont able to afford this... working adults why dont rent at studios closer to KL? im sure alot more good options....only different level and facing to differentiate. but 1200 for a full furnish studio at this location and not walkable to MRT station is quite highly price. i wander who is the target tenant? |

QUOTE(honesty tan @ Jun 4 2018, 10:08 PM) https://www.propsocial.my/property/5949/ban...rmata-residence but low density la.... still not too bad... but yea... there's an empty land which have no plan already... UTAR scrapped their collaboration with this developer and now neither here nor there status.... workmanship also gotten alot of complaints...this one bro, which is 2km from landmark - overrated and under delivered. the plan for phase 2 and shoplot already scrapped leaving some messy outlook besides the main parcel that just VP'ed. |

QUOTE(honesty tan @ Jun 5 2018, 09:22 AM) you are right that (absolute) distance wise both are abang adik, close enough to CP, BMC, and Sg Long. however landmark still win in terms of accessibility - it has dedicated access roads/ramp to & from kl/kajang/semenyih, whereby permata developer is not committed enough to beef up the roads and landscape. currently owners need to share the narrow roads with taman suria residents. also landmark has upper hand with the advance LED lighting used, making it highly visible and giving stronger impression hence expect to have higher traffic for tenants/buyers inquiry. yea... permata developer being newbies developer... although they have some connection with cheras HS... but thats just about that little connection only... haha... nothing significant to improve the location... but i think nett price for a 1000 sqft unit last time is around 420k... whereas studio fully furnished in landmark above 350k mark? and they are higher density as well compared to permata 200 units...oh the LED lighting... dont know wanna say its nice or what... haha... but definitely doing its job in garnering attention.... |

QUOTE(Ng_2633 @ Jun 6 2018, 01:09 PM) But lately I saw some property portal that some units are throwing at RM1,100. Seems it's gonna go lower? As an owner I don't wish that to be happened. definitely... more condos completion coming around sg long area.... those agents renting out for permata also lose focus on that condo already... haha |

QUOTE(AskarPerang @ May 19 2019, 08:29 PM) The funny thing is studio unit here also renting at the same price. All studio come fully furnish from the developer. cheras market is a weird cases... mainly most of the 1-2 rooms unit performing better than 3 rooms above in rental market... reason being alot 3 rooms unit hardly will be fully furnished... and in cheras... if wanna rent a 3 rooms unit for staying... many will just opt to purchase a property... the only good thing about 3 rooms unit here is exit point... more buyers will prefer 3 rooms unit at subsales level...Studio unit bought at 300k. 3 bedroom unit bought at 5xxk. Does not make sense. |

QUOTE(Radnom @ Nov 28 2019, 12:16 PM) What are the differences between Landmark 1 and Landmark 2? Is one more upscale than the other? better rent you city earlier phases if u really need public transport...I read that Landmark 2 was finished in 2015, while Landmark 1 in 2019. Is that correct? It seems odd. Also, is it feasible/safe to walk to the MRT, given that it's close (500m)? I moved here from overseas and looking at this complex to rent a 3BR apartment. Thanks for any info. |
