I am already seeing a 10% - 15% drop in market. Healthy in my opinion as this will spur transactions.

The market now is unbelievable. Heard a Z Residence fully furnished unit going for RM1,800. Previously was asking RM2,300. Waiting for LRT completion as next catalyst.

Other countries theory doesn't apply here in Malaysia.

This is because we have very unequal distribution of wealth, we have small percentage of very rich control the entire market movement, those who buy properties don't mind keeping it vacant, even ro rent it out they also don't care if rental collection is low.

I seen 480K property rent out for RM 900 & owner don't even bother if it is vacant for 1 year till next tenant, when people offer to buy he ask for sky high price, take it or leave it, reason been he only pay 150K for the property, so mortage is like 500 only, so don't bother to rent nor wanna sell unless can get 3-4 folds profit.

Now ice cream Boy you will never see this in other countries you finalised particularly in western countries where income is more equally distribute. Therefore our rental never reflects property price.

Understand ?

Triple effects next year.

GST, drop in crude oil and CPO price, high household debts. Having said that, high demand for properties price below 500k. Expect fewer launches next yr as developers are still selling off their inventories. So long-term wise, supply will be crimped.

Seem like your antenna reception is kind of distorted... Lol

Many project line up to launch big time, just that you are not aware.

Property now moved toward North Side rather than concentrated on South like last few years.

I can see Developer still launch like no tomorrow & Investor buy like no tomorrow.

Developers are focusing on 400-600K smaller unit mega project with thousands of unit in each phase.

My antenna is on the ground. Investor buy like no tomorrow? Most investors i meet are very cautious. Developers are focusing on smaller units with thousand units in each phase? Which project is that? Give some tips lar... rclxms.gif

bearbear, 1 liner cannot convince the reader the market is going down. The UUU has presented so many facts and news on why the market is not going down. You got to work harder to convince the readers. Otherwise, the readers will all go out and buy buy buy  rclxms.gif

If people are rational, there wouldn't be bull run and subsequent collapse like tulip mania, 97 asian financial crisis, 2008 subprime and kv property.
After subprime crisis in the u.s, there is a popular joke on re agent;
How should one reacts if meet a snake and a re agent with 2 bullets?
Put both bullets on the re agent.
