besides the two walls connecting each side of thr left and right neighbours, are there any area in the floor plan which we can't tear down? I am thinking of tearing down the maids room in type E camelia.

Camelia vs Amaryllis Design In Comparison

Same spec
Same bare unit
Same layout applicable for 24 x 70, 30 x 70; whilst Camelia 26 x 70 has a total change in layout
Both phases has a distinct colour roof on its own
Camelia price is 2-3% higher than Amaryllis, I am not exactly sure on this, refer to the SAs
Camelia got more pocket park and an observation tower
Camelia road layout need to make 3 point turn sometimes if you know what I mean
*
Can elaborate more on 3point turn? What's wrong? Thanks

checked out this place few weeks ago, really like it but wife doesnt like cos 3 storey, lazy to climb stairs and less bedrooms, this taman could be the bangsar of rawang, location is good, like sierramas, just exit highway and can enter your taman, price is also more premium compared to m residence and emerald, feel like buying premium property and stay with rich neighbours
*
Buy the 26x70 lor.. 1master, 3 junior suite, can built one more guest room next to the ground floor toilet and ensuite it. Parking lot also wider as compare to 24x70

actually, I need 5 bedrooms, I got 3 kids and MIL stay with us, taman sari layout has less rooms but each room is big, more cater for rich family with few kids
*
If you can afford this project, I don't think you would mind to extend a room at ground floor next to the toilet. Most MIL would prefer ground floor for easy mobility. One solid partition room with lights and fans would cost u max 15k. That's what I plan to do. And hack the maids room convert to dry kitchen. Maid stay with the youngest kid.

was told by lawyer to pay for the expenses as they are not borne by the developer. Is that true?

No matter how much u disagree with the charges, they will find all excuses to convince you these are standard charges applicable to all buyers. Some would even mention with developer consent.

And in regards to the land search, I think can highlight to developer. My lawyer friend also don't quite agree with that.

I have tried but the SA said the Project Manager turned down. I even offered to pay for these extra works but the rejected. If more of you also do the same, I think they will consider.

I requested the same from DPC 10 years ago and paid for it. They gladly met my request, Now my home in DPC has hotwater even downstairs i.e. kitchen, washroon, washing machine.

I use it to speed up the water boiling process, defrosting, washing, etc. Greatly reduced my electricity bill.

Let's write in as a group of buyers. I'm on your side.

Type E and yea Camelia.

I think hot water piping is essential and it would be a plus if BRDB is okay with packaging the solar panel.
*
More realistic to ask for hot water pipping only ...

Someone else try? Someone who has not signed on the S&P yet. More bargaining power...

I don't think those SA can do much. Best is to send an email to their official channel and request to attention the email to project manager. At least demand an official reply better than just relying entirely on what the SA convey.

And guys if we are serious about this, let's form a WhatsApp group and discussed the strategies.

I'm okay with it, as Rawang Toll Gate to Damansara/Duta Toll Gate is 20 minutes, to klcc, within 40 minutes, to one utama, within 30 minutes

DUKE 2 and DASH will improve travelling time
*
Tamansari to Rawang toll gate is 5 mins, Rawang tollgate to Duta toll 13 mins at 105km/h (assuming smooth traffic) so around 18 mins In total. Dash will benefit Elmina more but interested to know how long to reach klcc with Duke 2 extension in place.

anybody like to share how's the traffic like on a normal weekday morning from rawang toll to jalan duta passed istana?

DUKE 2 Tun Razak Link ends at Istana Budaya and starts from Hospital KL

Counting from Duta PLUS toll gate, it should take you 10 minutes to reach the Istana Budaya with DUKE 2, which means total to KLCC with DUKE 2 would be ~38 minutes

Jalan Duta Mahameru Tunnel 4 lanes widening is completing soon too, hopefully this can ease the traffic.

Check out DUKE 2 here: http://dukehighway2.blogspot.my/

I think the jam before Duta toll gate would take you 10 -15 minutes to just past the toll gate, yet to try it myself, only judging from Google Maps. Hopefully there's ETC soon at Duta Toll Gate to increase the flow rate
*
Thanks very detailed. Not to forget when sungai buloh MRT is ready expect lesser traffic on PLUS highway, in addition to the likely implementation of ETC system.

1mil can in fact get a new corner lot DSL at setia ecohill but Tamansari seems to convince me better

As per my understanding, sand bricks are used as non party wall
*
Trully dissapointed. I RMB the SA telling me BRDB uses good quality bricks for Tamansari. So I presume its clay bricks.

I didn't really asked wer da sand or clay but I don't see the need for them to boast about the bricks, after all its just sand bricks.

I think sand brick could have been chosen to fulfil the scoring requirement in the GreenRE Bronze

Will research more on these bricks next time, more importantly  they selected a good brick supplier and the brick spec.

Workmanship of the brick layer and plasterer is also crucial to achieve the intended building properties, will go observe it when there's the chance ...

I like and admire you for being optimistic always. obviously we are here today simply Bcoz of the brdb brand. Hopefully the end product doesn't dissapoint us.

Anyone know wer da senja is sand or clay?

I did not get this Invitation. I'm definitely a brdb registrant, not too sure whether I'm considered their 'valued' customer, but definitely a purchaser. Maybe not just as valued as you .. hehe
