QUOTE(Babizz @ Jan 29 2015, 11:27 PM) Yeah.. 1/2 penthouse is a good idea but sometimes it cn be hard to clear off penthouse units of average/mid end condos la. 3000*500 is 1.5mill CEO/MD usually keep something else inside the penthouse What or who do they sometimes keep in the penthouse bro??? QUOTE(Babizz @ Feb 5 2015, 10:20 AM) haha yeah.. this developers track record good or not? No idea at all bro, can check out their current projects ie Bangsar Trade Centre & 591 Damansara. This 622 with 153 units is really very low density, so if the price is below RM500psft should be worth considering? They have a future condo project in Melbourne, so I guess they should be financially strong?

QUOTE(Babizz @ Feb 8 2015, 01:28 PM) i scared too low density thn can keep up with maintenance as our electricity provider is screwing all commercial developments n residential as well. I recently visited my friends condo in the lima batu condo in PJ n was shocked at how dim the lights were at night.. reli cut cos cos cnt afford lor Dis 622 will be even harder to maintain at 153 units. Bro, you sure the dim lights is because they are cutting cost? Pros & cons la with low density, the pros are lesser chances of getting idiotic owners who dont pay maintenance fees, lesser crowds to share the facilities in the condo, easier to conduct AGMs, easier to conduct events in condo to foster good relationships among the owners/tenants etc. The cons will be higher maintenance fees due to low density(?), JMB may cut cost because of lower fees collected etc. If the developer can launch this 622, I am sure they have their way to ensure that maintenance will not be a problem when it's handed over right???

QUOTE(Babizz @ Feb 9 2015, 10:13 AM) Should be cutting cost la.. jus like setiawalk only half d corrido lights are switched on although high dense.. nvmni think dis condo maintenance looks like not a problem haha Bro, I thought Setia Walk all sapu-ed finished oredi? Why only half d corridor lights are switched on? So you interested in this 622 bro? If the developer do the same to their future project in Melbourne ie switch on only half the corridor lights prior to take over by JMB then malu lor!

QUOTE(Babizz @ Feb 9 2015, 04:44 PM) mmg sapu habis but cant afford to switch on the lights cos maintenance tak cukup. JMB did it la..no choice mah.. too many entry n exit point.. bro last time u were interested in BJelutong condos ? Yup bro, how did you know? I was looking at Suria Residence but didnt buy, cant afford 30% dp! Let me get another better job 1st lo, then I will consider investing again! Comparing Ara D and BJ, I think BJ has lesser new condos. How about you bro? Which prop did you buy & which prop you are eyeing now? Why maintenance fees tak cukup if all sapu-ed??? Owners not paying or fees too low? This post has been edited by BRE: Feb 9 2015, 03:48 PM

QUOTE(Gomz1205 @ Mar 7 2015, 01:09 AM) No target now, will decide when completed. 622 @ 500 should be a fair price I thnk especially with lrt close by. However I'm not an expert in this area and I don't really know the developer so my assessment does not hv any basis. Your PR is a good buy bro, I think now maybe less than 10 units are available

QUOTE(Babizz @ Mar 9 2015, 10:22 AM) my views on d developer are purely based on current projects progress.. no insider news frm former buyers also i feel if the area gt lrt but commercial is weak nt really beneficial? am i wrong? The LRT line will bring in more commercial business lo bro IMO. If got the money, commercial props near LRT stations is a better buy for investment for higher ROI.

QUOTE(gloriachew @ Mar 19 2015, 05:17 PM) Just called the sales of 622SA today, informed the price might be around RM450-RM500psf, and it might took another 2 months and now is waiting local authority. 450-500psft still OK la, cheaper than PR!
