Visited their show unit the other day. Like what some of the forumer already mentioned, there are some changes in the specs, whether its an upgrade or downgrade, it depends on the individuals. Below are some of the things that I've confirmed with their SA.
1) Tiles in the bedrooms -> Laminated wood flooring.
This is cheaper then tiles especially on the construction labor side. Anyhow i personally still prefers the laminated wood flooring, this is mainly because of the warm feel that it gives. Hopefully they have included the soundproofing underlay or else it will be quite noisy especially during nite time (alert for those with babies & toddlers).
2) No bathtub in specs -> Bathtub is provided.
3) 2m height bathroom tiles -> Tiles up till the ceiling(2.4meter)
4) 2m height kitchen tiles -> Height reduced to 1.5m height (giving room to install wall cabinets)
5) 3 phase power supply is provided (remembered a forumer asked bout this earlier).
6) Ground Floor & 1st Floor is 3300mm | 2nd Floor is 3250mm except for the concealed concrete areas.... that's almost 11 feet.
According to the SA, many buyers are concerned over the wall at the front area. So if everyone agrees then a standard agreed wall can be built after the hand over. Anyhow it is very unlikely for the developers to build the wall now itself (even if everyone agrees and willing to pay extra). The SA thinks the developer might not entertain any customization.
On the downside:
1) The back lane is very narrow. Basically you can smell your neighbor's cooking from your house.
2) Where do you place the rubbish bin? Perhaps buyers should consider this when building the wall.
Personally i think there are more advantages given then the initially promised specs. Just hope their finishing quality will match other top builders.
