New Launch Freehold Gated & Guarded 3 Storey Superlink houses in Cyberjaya.

Name : Lake Point Residence @ Cyberjaya - Phase 1 : Garden Terrace

Developer :
Eastern Corridor Sdn Bhd (subsidiary of Yanjian Group Malaysia Sdn Bhd). They are under Yanjian Group Co Ltd ( http://english.yanjian.com.cn/Index.html ) which is a huge China based conglomerate with interest mainly in the construction and real estate sector. Besides their developments in China, they have projects in 30 other countries worldwide.

Developer License No :13641-1/08 2016/0801 (L) and Advertising Permit No: 13641-1/08-2016/0801(P)

Property Type : Gated & Guarded 3 storey Super-Link houses

Total Units : 76 houses - 1st Phase

Land : Freehold Residential

The houses are all 3 storeys with 5 Bedroom + 1 Utility room and 5 Bathrooms. There are 3 basic house Types:

Type A - 22 x 70 : 2,896 sf : 24 units RM 899k onwards
Type B - 22 x 70 : 2,892 sf : 26 units RM 890k onwards
Type C - 20 x 70 : 2,750 sf : 8 units - RM 800k onwards
(Type A & B Corner & End Lots : 18 units)
Prices above are after rebate and there might still be some slight changes before official booking starts.

From photos above, you can see that the land has already been cleared and leveled, and piling is already in progress. The developer informed us that they bought the land cash and the land is still unencumbered. They are in a strong cash position so no need to charge the land for their development cost, and before selling a single house can already start construction.

In the background is MMU, The Arc and Pan'gaea (under-construction)

At the moment, the "cheapest" landed G&G in Cyberjaya is Summer Glades 2sty and Garden Residence 2sty. Lake Point has similar build up though smaller land and is 3sty. However the other 2 are going for >RM1.1m Subsale whereas Lake Point is below RM900k can comes with freebies.

There may be many condos coming up in Cyberjaya, but landed is very limited and besides Lake Point & Ceria, the rest rest are above RM1m.

13 acres for all 4 phases. The 1st Phase takes up about 45%+/- of the site.

There is a clubhouse for the condo. Still finalizing if it will be shared with the landed or just for the condo. There are pros & cons to either option.

Exact location is just opposite the lake for MCT's Lake Front Residences and the planned Chinese School.

Yes, its on Strata Title so 36 month completion, but at the rate of their site progress, good change they will complete early.

Yes, this is the developer's first project in Malaysia, however the developer is not new. They were established in 1952, so the company is even older than Malaya/Malaysia. They have many projects in China and several overseas as well.

Since this is their maiden Malaysian project, I believe they would want to deliver a good product to build their reputation for future developments.

Only 76 units. Please let me know when you'd like to drop by the sales office so I can meet you there

Location is good, but to walk to MMU a bit far to be honest. Slightly less than 2km, if student can cycle I guess.

No show house. Will sell out before sale house can be built anyway. But we can meet up at the sale gallery to view the house model and development model. Please PM me separately to arrange an appointment. TQ

Quick update, developer informed us there only 15 units left for pre-registration. Others have already been reserved and/or taken by developer staff. Mostly only intermediete facing north left.

Actually I also plan to buy for myself. Before this I was also blur about Cyberjaya and didn't really have confidence in the location. But after doing more research, I start to believe in the potential and can also see that this is probably the most Value-For-Money development in Cyberjaya at the moment.

Price Comparison

- New Freehold Landed G&G <RM900k is hard to find anywhere in Klang Valley
- Currently the 2 cheapest Landed G&G in Cyberjaya are the super-link houses at Summer Glades and Garden Residence. Those are all already going for above RM1m in the subsale market. For Semi-Ds at least RM1.3m onwards. Lake Point will be the lowest entry cost for landed property in Cyberjaya.
- Old Condos in Cyberjaya are already going for RM300psf-RM400psf
- New launch condos are going for RM500psf-RM600psf. Lakefront Residence Condos across the road are selling their 1400sf units for around RM700k. Cristal Residence is selling their 1500sf units at around RM800k. A 2.5 Sty 2,750sf Build-up House at LPR is just slightly more expensive but landed and almost double the size.
- The above comparison is against the more affordable new launch condos in Cyberjaya. At Pan'gaea - Eclipse Residence the 990sf units are already RM700k.

Education

- Across the road from planned Chinese School - SRJK© Union
- Besides MMU which is less than 2km away and the Cyberjaya University College of Medical Sciences (CUCMS) less than 5km away, the site is also very close by the the new Universiti Islam Malaysia Campus
- ELC International School, SRK & SMK Cyberjaya less than 2km away

Commercial

- Within easy driving distance to new upcoming commercial developments such as Tamarind Square & Pan'gaea
- Very nearby new planned mix-development - Roppongi Cyberjaya ( www.roppongi.my ) which will have a SEGI College, SEGI Medical Center, retail mall, office & residential.

If you believe in the future potential of Cyberjaya, and are looking for a place that will be a good home and a good investment in the area, then you should seriously consider Lake Point Residences. This will give you the lowest entry cost for a landed property, and a very very low Per Sq Ft entry price of around RM300psf.

Currently we are pending the final details of the Deed of Mutual Covenants (DMC). For the moment the club house will be just for the condominium.

Phase 1 - 76 units 3 storey terrace
Phase 2 - 265 units condo in 25 storey block
Phase 3 - 187 units condo in 25 storey block
Phase 4 - 22 units 3 storey terrace

A simple Quantitative analysis of Lake Point Residence value proposition versus its closest competitor "C" Residence in Cyberjaya:

SIZE

Lake Point Residence:
Land Size = 22 x 70
Build up = 2892sf
Rooms = 5+1
Storey = 3

"C" Residence:

Land Size = 22 x 75
Build up = 2300sf (approx)
Rooms = 5
Storey = 2

In terms of price difference, Lake Point residence is approximately RM40k higher.

ANALYSIS:

"C" Residence is cheaper. But for approximately RM40k higher, a buyer for Lake Point Residence will get:

+ 592sf additional built-up space on a 3rd storey
- 110sf less land space

CONCLUSION:

If looking for the lowest entry cost landed in Cyberjaya, then "C" residence is the obvious choice. However by paying approximately +4.6% more, a buyer can get a bigger house +26% larger on -6.7% less land. If it were me, I would definitely pay slightly more to get a much bigger house.

NOTE: Both have 5 bedrooms but the Lake Point Residence house is 26% larger so it has an additional maid's room, family hall on 1st level and the room sizes should be slightly larger.

I am vested in Lake Point, but I believe I have made the analysis above as fair as possible and focused on Quantitative aspects. For Qualitative factors such as facade, location, etc, it really depends on personal preference.

Estimated Built-up area calculations:

Ground Floor = 13.9 x 6.706 = 93.21 sq.m
First Floor = 15.05 x 6.706 = 100.93 sq.m
Second Floor = 11 (approx) x 6.706 = 73.77 sq.m (approx)

Total = 268 sq.m = 2,885 sq.ft

Not exactly the same as 2,896 sq.ft as stated but close enough to show that the car porch area was not included in the given Built-Up.
