Guys, any buyers here? thinking of getting the 3 storey landed unit. Sales agents are only sharing the general info which is already available in their website and brochures sad.gif I'm quite concerned since their brochures clearly says that the floor plans are not the actual one. Moreover this developer has no record in Malaysia, hence i don't want to take any risk. So all the buyers out there, would like to know if there is any floor plan and building specification shown during signing of the S&P? Are they same with the Floor Plan shown at their website and brochures? the floor plans are the same..but the specs are dif ..eg. wall tiles till certain height, not using tiles etc...just expect an empty shell house with bare minimum specs will be best

i see, thanks for sharing.... but the specification in the brochure is already not that impressive... if im not mistaken it doesn't have Clay brick, no 2 x 2 tiles, no 3 Phase electric, no auto gate point because no wall at the front yard also... i like the open gate concept but at least they should build a dividing wall between the neighbor... i wonder if there gonna be any bathtub at the 3rd floor as displayed in the floorplan, hope they do drool.gif

can any of you guys post the spec list from the s&p ? icon_question.gif notworthy.gif

well the bath tub ...its not mentioned...but i think they might have it? rolleyes.gif

the rest are pretty basic and nth luxury

by the way you guys don't bother about the missing dividing wall at the front yard is it? like no privacy... what if your neighbor have a pet?

the front yard is called car porch.

if you are so worried about neigbours peeking into your units....then GnG gateless concept is not the product for you.

Bath tub will be provided...

The dividing wall ...in projects like garden residences semi d...its a low wall about 0.5m high only ...it doesnt stop anything other than a psychological barrier in stead...but yeah this one seems like none ...anyway its no big issue ...can use small metal fence and divide it if u decide to have pets which i saw in other places

The clay bricks aint too much of concern too as most of the structure itself is concrete foundation as u can see compared to other projects which uses more bricks

i like gateless concept... so much convenient.... my concern is the dividing wall between the houses.... most gateless concept house will have atleast a small wall divider in between. Exception for villas and bungalows. For me, i've seen many gateless concept linked houses but this is the first time seeing a linked house with no wall in between.

exactly... 0.5m wall or higher doesn't really matter since there is no GATE tongue.gif but i think its kinda necessary to put a barrier to emphasis the border. Neighbors can be anyone... sometimes irritating characters also will be there or maybe sometime we can irritate others also. There will be visitors to the house with all sort of behaviors... we can avoid this up to "certain level" by having a small divider. Just my opinion guys.

Porcelain tile usually is 2X2... anyway you cna check out the show unit in their cyber's show unit. Was told the finishes is quite close to what in the show unit...

Some upgrade (in my definition) for example laminted flooring is given instead of tile for bedrooms. It provide warm feeling for the bedrooms...

Yes, despite not mentioned, bath tub is provided for master bedroom.

However imho, DSL in this project is a gate-less concept, which cat cat dog dog will able to enter your car porch even with the divider wall. Problem is how can we prevent them on coming over, i think there will not be any solution hmm.gif

In term of clay brick, why are you insisted on that ?

if you really do mind about the divider wall, maybe you can put vases to do some planting ? because from my understanding on DMC will not allow you change the facade. or maybe just look for DSL in other project that really suit your expectation, but bear in mind nothing is perfect, sometimes you get A but you'll miss B, sometimes it will be vice versa. There are 5ft high divider wall. However just for maybe 5ft lenght. The rest of the carporch is without and dividing wall.

Since this is gateless link house, i do not seen any needs for this dividing wall along the carporch.

there is no right or wrong, it is depends on personal preference, like the above sweety love gateless concept but demand for divider wall for better living, but you are able to accept gateless and without divider wall smile.gif

Dont worry...those vase are technically not changing the facade in terms of legality..and definition...but erecting a wall yes because it was specifically mentioned if any ...wat is not defined nor mentioned is technically not illegal

yeah you are right, but that can be done even before handover as the management can do the same too
