C for Ceria. It's interesting to see 2 rather similar product launching at about the same time. I personally like the C brand better because it offers a 2 storey option and while psft its higher price but land size is bigger. Those landed that built upwards to increase built up never appeal to me. Young time can climb oklah, when married and kids come along it becomes an effort and even safety hazard. Then you folks will get older and eventually climbing will be a chore. Those with older parents will appreciate what I'm saying. Also C brand is adjacent to Areca which is high end and walking distance to the beautiful Tamarind. On the other hand LP is squeezed between Lake Front (8 high blocks), Arc on the side etc. Opposite Chinese school u need to be prepared for chaotic road during peak times.
Only no good thing is C is behind Auto Ville and beside single storey medium cost houses built by Talam. But ive asked and the distance from AV to wall of C is at least 150ft and each of AV unit cost 2.6M onwards hence dont think any Tom d*** or Harry mechanic shop will come. I also like the fact next time I can put my car there for service and not waste time waiting. Developer wise one is Master Developer another is doing its maiden project in Msia. One can argue the latter will work hard to make it work but from what I observe their inexperience may put them at the disadvantage. I see there's a lot not finalized and club house is not opened to landed house owners (not in their initial plan though). Psft maintenance also higher.However one thing I like is the design. Much nicer than C. And if they can get SEG to allow residence to use the alternative access road currently building it will be good for the project.

I couldnt agree with you that you said they are inexperience, they are big developer in their home country... sometimes, first developer deliver better quality than the reputable developer.. because its their first project, mostly they will give the best quality to build their reputation... |
