for 22x75 developer price 577,800, 780K has paper gain 200K...

Yes.... I do waiting for the first transaction price. But I don't think so anybody will announce it here after transaction. Any ready buyer to tell what is your budget for this house? He he he....

Yeahh. If here, quite unlikely. Most of the buyers dont play LYN like us here. Even got, not sure he or she willing to announce here.

Else, we need to see which agents conquer the BR listing and subsales, we might find out from him.

If after VP, I have my sources to find out the transacted prices based on stamped S&P.

But if really got buyer keen for RM 800k, I ask my friend faster sell.

Just check with SA, confirm IJM will build fencing and boom gate for it.
They will try their best to organise Home party get all owners to attend AGM and to get RA setup and 85% agree.
Because SA said developer point of view also know once phase 1 fence parameter setup nicely, it will help appreciate the BR value.

Phase 5, next month will soft launch blush.gif

He very gungho recently, I worry him as much as myself but he owned highrises more.

He bought Chines at below RM 600k and if can flip at RM 800k ( anyway, his targetted price 1 year after VP ), why not? Its about close to RM 130k profit after RPGT 30% unless he ask for one time waiver.

If I buy for investment purpose, I would faster sell as well. For a profit of 200K in 2 years times, superb investment.

That is certainly good news. Thanks for checking up and sharing here. It is a big relief for all of us. Next obstacle js TK set up RA and get the agreement.

Any news on the vP date? Very eager leh.

Yes, will applicable for all precincts. because SA said Local Council only allow them to let buyer to sign the consent of allow build guard house.
So the build Fencing perimeter + Boom Gate need setup RA and get 85% agree, only can submit the request.

VP will be After CNY, month March.
Rimbayu will having CNY will having Zap Goh Mei celebration too.. Hahaha.
