Very true.

Since 2012, I started to lower down my expectation and even lower since early this year, kekekeke. That's why I feel to buy and hold longer, and more interested to good landed and from established developer only, highrises ok lah but not many caught my eyes due to high pricing.

If a good property can earn paper gain RM 150k upon VP or so ( got value but more supply than demand ) vs a property can earn immediately RM 100k ( sell lower price compare to asking price then ), I will rather to be on the latter choice due to equity and selling power.

For highrises, recently only 1 can caught my eyes. waiting and wating the delay of project.

even landed also not much can caught my eyes.
Bandar Rimbayu and Eco Hill, Eco Majestic (Impressed me a lot, but whether good for investment myself also not sure, but personal love it).
But bascially landed keep about 5 years time also good choice compare highrise in nowadays.

Good point. Liquidity is important for the era of soft market. But I still prefer landed vs highrise smile.gif
If you look at Klang valley, not much empty space (with good location) for big project. The potential for landed is definitely very huge. As long as you had enough holding power, good location landed property won't died cool2.gif

In fact, Rimbayu sales office got one maps with all the info..... it shows the Malay reserve, developed area and empty land available.... try to look for good vacant land in Klang Valley smile.gif

For Rimbayu, I buy to stay. I took maximum flexi loan for maximum liquidity tongue.gif If the time coming, I will draw out money to play share. Cross my finger there is a correction in share market in coming 2-3 years times

If you consider for own stay, it should be OK. But if you consider for future "potential" appreciation, I bet on Canal City then Alam Impian. icon_rolleyes.gif It seems that I'm like 2nd Eastken.... ha ha ha

I think last time i mentioned before, just my 2 cents. very personal view.
If i am buyer, AI vs Kota Kemuning, i think love to stay Kota Kemuning more a lot.
But if BR vs Kota Kemuning, then i will consider and think about both,
Kota Kemuning give me peace and more mature township and nearer to Kesas for exit.
BR give me very green and new lifestyle of environment with club house, event and others.

Do not say about new launch.
For sub sales, if same price, you will stay in KK (22*70) or AI (22*75)?

Not easy to decide. Lol.

Lets take latest DSTH, Damai or Indah Residence 22x70 vs AI 22x80 since both just VPed for few years.

DR/IR RM 850k vs AI RM 750k.

Honestly I like both but I would choose DR due to newer, if I were to buy AI, I go for 25x85 Pentas at RM 900k+, bcz still got plenty of room for appreciation. Built up 3100 sq ft onwards, spacious enough for such price tag.

Hahaha. Chris, you also very familiar Kemuning Utama price. lol.
Yes, i also will choose DR, i love it so much.
But agree with you, AI for 3100 sqft for 900k++ still got plenty of room for appreciation.
BUT AI seems hard to mature (just my 2 cents), i think got 2 issue, 1st is Commercial happening and 2nd is because AI will give people having perception is circle by a toll to go in for purpose go in (even is cheap toll, but still having a block to go in). Not like puchong toll, paid for access to Bukit Jalil or Serdang..
