I have seen numerous SemiD and even corner linked with that kinda land, all at or below 2M, all located in/around Kota Kemuning.

Prices are not as high as the UUU camp thinks....

Infact.... most buyer prefers NEW launching these days cause of the free stamp/mot/sp etc... cause people just do not have extra cash on hand... so the subsales are suffering due to these extra cash upfront ppl need to fork out

This I agree....

Statitic shows 84% of all property transacted in 2014 was below 500k....

alot of young ppl when buying those house have JUST enuf to pay the downpayment.... the waiver of all those stamp duty is a godsent for them

New launching have several advantages... for cash strapped house buyer

1. Cheaper
2. Lower Entry cost
3. Less upfront $$ for refurbishment
4. Dont have to pay now, progressive payment until house complete, hoping by then you get a few more increment

Everything being equal... I prefer a matured housing area... cause once u move in.. u wont have 20 more phase being built/launch.. the air quality is usually very bad with construction going on nearby.. not to mention all the facilities/amenities/shops etc around your area.

WHat I meant was I dont agree when u say 6k+ land are mostly bungalow, there are alot of other option rather then bungalows...

Anyway... decent bungalows around my area are looking at 2.5/3.5M.... I cannot afford those sweat.gif

I was in Kota Kemuning for close to 15 years.... even if the construction is not next to you, the air will still be dusty etc... its a big difference between now and when I first moved in...

Also the crime issue... when there is construction or even many renovation going on.. usually the break-in rate goes up...

A few post back I mention PeriWinkle is beside the commercial development, divided by one road basically.. and the distance form the Mosque varies form say around 400m onwards...

Now got ppl staying within 1km of mosque complaining

Wondering anyone have any experience/feedback on this?

I know I have a fren who is staying at Kemuning Residence, her house distance is 312m from the SURAU.... and she can here the speakers loud and clear...

But the mosque might not be there immediately... its just "allocated" just like Kota Kemuning... took them 15 yrs to start talking about building the mosque... which will be at the lake area where ppl park there cars when they go for a walk now...

So the lake condo, the oncidium semi D, lake side terrace etc would all be... effected..

Well....

Takes me on average below 40 min these past 2 weeks to get from KK to KL Sentral.

Add the 7 KM from RImbayu to KK.... I start to worry... that's the only point stopping me form grabbing that Periwinkle sad.gif

I'm not sure... its anyone's guess cause the roads are not even built yet. Not to mention there are 10,000 house in Rimbayu, God knows how many in Tropicana and EcoWorld.

But... go to any LRT station now... u see a lot of parking around?

Usually it depends on what time u reach the LRT station... u reach anywhere 8~830... sure gone case no matter how many parking they have...

I work in KL Sentral and I still cant take LRT cause there just isnt any parking..

Yup... I do hope that's the case. But then again, Chimes handing over keys.... are those access road done yet? There are certain area like Subang/Federal/PJ etc that is more convenient goign thru KK

RImbayu is 7km form Kota Kemuning...

THere is about 5(?) schools in KK/Bukit Rimau... but ofcourse if ya wanna go to the chinese school.. gotta fight for a place and I dont think you will get lucky

Tropicana plan for 2 international schools... but dont ask me when,,.

That was what I thought at first... took the day off with the wife to go drop by.. was ready to put money down too... until I actually saw the house being built...

The idea sounds good... but if u actually go to the site I think u will give it a pass...

Due to it being single storey, there is hardly any usable space left around the house, not to mention the house next to you (around 15 feet away?) is double storey... so you kinda feel dwarfted and looked down upon..

Also the design... I expected high ceiling since its single storey... but its not... overall i'm not too impressed with the layout
