i think we are trying to eliminate..the glass factor.

Thats why i said IJM damn lazy, i also encounter they still using those grey alloy frames for window...damn old fashion!

should be those powder coat white frames la...the whole house would look so much better. hehe my view only lah as i see other projects also heading this way!

ok..here is a small piece of advise on reno...
as u all know you must obtain permit to reno right? Good!!

But is that all?

Many who does not have experience will thought you are covered!
NO !!! Many after reno did not apply for CCC certification!

Layman term is close file lah...

and then after that you get love letter from your municipal...i heard fine as high as 250k!

Moral is : Applying permit doesnt mean you can reno it until like a palace! hahaha!!! Only CCC lepas then your palaced is approved otherwise you are a open easy target for your municipal!! Don't think or leave it to chances and your contractor! Some responsible ones will open file and close file for you cause they know they are doing the right job, for those who dont close file i think you know better la..!!either lazy or lari specs already hence cannot close file kot?

better to check with the municipal and get their guidelines,
they change rules like on/off switch and we don't get their updates one! hehehe

if got one big tong sampah outside, you are a target already. Then you have the silence reporters also

rental for kosong house rm1.5k easily lah no problem!!
but must put lights and grill !!

I dont see any Terrace house rental can cover installment!

and also the guard house got enough space to hold cars for registration and visitor area? if not nanti own resident will get annoyed!

Just go to all houses and peek at the yards behind the house and imagine your future dual frontage image!!

I personally don't like it! no way in hell our society able to handle dual frontage and keep it good and tidy!

everybody seems to have STUFFS at the yards! I mean eyesore stuffs!! I f a few don't up keep the so call dual frontage i forsee alot of mess for others! imagine one still treat it as a yard and you as neighbout treat is as a beuatifull garden but their insect and pest keep pouring over and some leave grass un-trim too and dont forget majority like to renovate kitchen and the exaust -fan from cooking will release fume and how are others want to exercise at their garden?

quite messy!!

these are the things i doubt very much.

Thats not the concern. The concern is at all the backyards of individual homes.
I believe landscaping no issue.

750K max for bare units.

anything more if savy buyers will choose KU Damai GNG
800k.
