Spot on but you are true.

Believe some buyers would fine with the wall facing the car porch and looks more exclusive. Outside kenot see what inside but the windows is the clue.

Hmm, I could be the more conventional one, prefer the TV wall another side but there are glass door or windows which I can see my car porch.

Hmm, i think corner / end lot ok bcz have the choices to break it up but unfortunately, not advisable for intermediate.

Hmm, if I really owned the intermediate unit, I have no choice to modify the wall into 1 or 2 side long panel windows and wall up the windows above. If budget issue, just maintain it but will grill up with tinted.

I still think some buyers would have no issuw for it.

Just curious about the asking price via iproperty and propwall ...

Previously, the ads for Chimes and Perennia were all over RM 800k-850k but when I used my friend's HP and called, found some agents actually dont have concrete info of the units selling and exact price.

Until my friend , whom I recommend him to take a look into Bdr Rimbayu, checked last 2-3 weeks, agents dropped the asking price to RM 750-800k and now he told me, the ads asking price reduce from RM 700-750k and under nego to secure this price range for him.

It would be excellent buy for him if he able to find a unit btw RM 700-750k

Yes, i also discover they reduce the selling price from 820k > 780k, now even 700k. But if 700k is really excellent buy since the buyer bought around 570k++. so can win win situation.

I feel 780k still ok also, but if 820k will overpriced for chimes at the moment. hahaha.

He has current house to stay in, he wants subsale but under con also can because he can wait.

Actually I intro him Wisteria due to met his budget but he didnt book anyway, so he said he would consider if he found something at RM 750k ono but he not willing to pay over RM 800k if BR due to location and leasehold. Therefore, I asked him to try luck on Chimes or Perennia since almost VP and fits his requirement.

I think price before VP will surely cheaper compare to upon VP, after I spoke to my friends who worked in valuer firms, I think he can buy if not more than RM 750k, because this is the expected value will be given upon few months later.

Ya, I believe RM 700k is a bit low but it would be quiteusual for such big township but very earlistest and owners wanted to flip immediately esp currently is period before VP, surely unable to ask too much to secure a buyer on the wing.

If owner who bought at RM 570-580k, after 30% RPGT, 2% agent fee at RM 15k ono, S&P 10k ono and interest few k ono .... all and all, still got RM 50k untung gua

I believe upon VP, price will pick up slowly and gain more momentum if current owners willing to hold another 1 year.

RM 1k rental is very decent rate dy in BR, so new. I believe landed not easy can go to RM 1.5k , tats the rate in USJ now.

But true, if to flip or stay in 2 yrs later, not worthy to rent it out at RM 1k, I rather keep it vacant.

But if to keep long term, say 5 yrs, If me I will consider rental to cover interest which is hefty and its not too good if the house vacant for too long period.

I think quite usual lehh nowadays esp for township houses. Except Chimes, I believe other phases spec consider very good dy.

It also inclusive being part of the cost for infra, landscapes and future amenities.

If not mistaken, consider near. First 2 rows around 100m and others more than 100m. Thats why some price would be different.

Seems 2015 is not going to be a good year but to continue to remain stagnant, which is good sign for some too.

Hopefully 2016 pick up back on track. Or perhaps 2017 onwards, slowly gradually appreciate.
