Yalor, why IJM still giving cement only for all houses in BR?

The township so good and the facade already not bad, when VPed and if all owners put in their desire tiles like ceramic tiles, homogeneous tiles with all pattern, then it could be looks a bit ugly if to glance into the row of house.

If Chimes, ok la, since majority RM 600k ono, but latest phase all also RM 800k++, should give at least homogeneous tiles for car porch and 2x2 porcelain tiles or at least graded or solid timber flooring for 1st floor ....

Ceramic tiles at 1st floor damm sien, the cost of taking it out and re-tiles with porcelain also not cheap. If move in dy, lagi leceh.

Most people mistakenly the area of outside car porch common area.

Concrete imprint is definitely looks nicer.

In my opinion, just merely a thought, if all 5 phases given min 2 years upon its VPed, the best cap appreciation upon subsales in medium long term would be Scarlett ( limited units and sizes not available via TA or ESc at current masterplan. )

If Perennia same number units, it could be an edge. I still believe in Wisteria but it will face a great competition from Tropicana Aman and Eco Sanctuary.

If very long term, I believe Wisteria due to G&G again.

Just my opinion.

Lets see how much it can sell upon VP. If RM 750k, its quite decent profit n very good beginning. Wisteria current sales would slightly impact the Chimes subsales if still not improve to 100 units sold.

2013, IR / DR, ard tat. I remember 2012, RM 640-680k. Latest asking RM 850-900k. If got luck, perhaps can nego lower bcz owners all bought btw RM 450-550k. Bkth were so nice, F&G and decent spec & quality, believe it was last ever terrace house phase in KU, thus price higher a bit and quite in demand previously.

2013, Alam Impian Pentas ( 25x85 ) asking RM 850k. 2014 RM 850-900k transacted. Now, still got unit asking at RM 900k n if got luck, can nego a bit lower. Canting ( 22x80 ) pioneer phase, transacted RM 650k in 2012-13 and only few at RM 750k in 2014. Close fren bought a unit last mth also, RM 740k.

Hmm, RM 305 psf is very decent price for me although this is launching price 2 yrs back.

But now, 24x75 maybe owners would ask at RM 850k ( 100k above 22x75 ) and it becomes RM 370 psf onwards.
Would it be higher than subsequent phases?

It will dampen their own sales esp Wisteria if keep progressively increase price unless good response.

Its only good for subsales seller if above strategy by dev is worked.

I believe price increase should be decent move by IJM for Phase 1 and 2, since most units sold and VP soon. Criteria met.

The price might push those new buyers to opt for Phase 3-4 or even 5.

Like EM, when they launch Merrydale link houses, although North Garden not fully sold on a day but 80%, the subsequent response for Tenderfields cluster semi d was very well.

Hmm. Reputable developer. Promising new modern township and huge. Price able to digest.

First ever phase, definitely response is huge for any projects. I also part of the 3000 ppl what.

Depends on quality u wanted for the door and top.

Otherwise, bank on the estimated size above, say 10-12 ft dry kitchen based and top, link to fridge and L-shape bar based, it just about RM 10k-15k cheap cheap.

If u opt for 3G Glass for all doors, solid surface top 3" inches, all soft close door, and anti croc board, it would be increase to RM 25k ono. Or could even more.

Good question but up to individual.

If one who wanted a new house and hope to move in asap, he will go for Perennia.

If one who die die wanted BR only and doesn't mind to wait 3 years, he might go for Wisteria if he likes strata title. If he dont, he already bought Perennia earlier if not Periwinkle or Scarlet.

If give me, I think I will go for Wisteria for better spec, exclusive and proper strata title at least cost RM 100k more premium than non. Unless Perennia is at least RM 100k lesser than net RM 840k Wisteria, would be 45-55% taking it.

Wow. Thats a bit lower than what we heard previously.

Few spoke to me previous months that it would be RM 800k onwards. I always replied Tropicana would never sell cheaper or fairer but surely price above competitors.

Anyway, all still pending finalization I think. Wisteria respond definitely caused them to reconsider the pricing nicely to the market.

If really RM 750k, maybe size or built up changed or reduced to scale the price point.
