Did the writter so noob ask the 1 who need home wait for price drop?

"In Malaysia, prices of high-end condominium units in KLCC and Mont’ Kiara neighbourhoods have declined since the middle of last year."

of course it is heavy to both, but ppl buying for own stay what... which dude buying for ownstay in todays market not making lost?

and ppl must buy the 200k inflated properties ?

six months of saving , BBB say 200 per month for 500k loans maa, 6 months only 1200, BBB like zuiko say change tyre also not enough.. saving 1200, you highlight till sky and etc... you guys flip lower by 1 % is enought for few years OPR..

of course they factor into the selling price, that is why, longer yours service the loans the higher the subsales price will be, think about 3 years cannot sell, ur price will be more expensive than new launch? no need to say one finish and one not, even finished units also developer still holding..
*
Bear2 u foresee cannot sell at higher price but owner think another way, they willing to hold and wait eventually spring will come.. smile.gif

why not you , exp, you buy a honda civic to drive at price 110k MYR, you use it for own drive, suddenly gov decided to remove tax, now become open market , same honda civic now priced 60k MYR..

so do you care about this ? since you are buying for ownstay? look at this rational way, gov mention to remove tax by next year GST, you still buy at 110k even for own use, for me cars priced like this nth big, it aplies to everybody, but house are 5 to 6 times of the value and it is due to speculation..

so now you see buying ownstay need to care or not? tell me how do you feel to drive a 110k honda civic vs joe who now drives the same 110k but Audi? same feeling?
*
That is if u are so lucky to buy at the time they implement ma.. In actual, what is more likely to happen is they annouce loud2 want to remove tax to make u happy but that will take them decade to materialize.. Even at the end they distorb slightly let u enjoy the cheaper car like local assembly, cheap material etc that also mean u pay cheaper to get a lower quality product, not the same civic.. Most important, u dont have luxury to wait for that to happen, else how u drive ur civic to work, no chance to impress in law also.. biggrin.gif

the sentiments now is all not heading a positive way. like it or not... price further increased are 'fear factor" , owners know where will subleases be with higher price, overtaking new launch with modern features..
*
What i know is the price is heading north.. Whether u like it or not.. If one day u going to sell ur property u are going to do the same, selling at the max possible price u can, dont sour grape la..

that y i recommend goodview lor...

say I use famous example GT208..

they bought around 350k to 370k, loan serviced for 35 years, 10% dp, service around 1700 to 2k? plus maintenance around 300, all in 2k to 2.3k

now 1 year has pass..

2k -2.3k per month = (2-2.3k) x12 = 24k to 28k

now as it stand, it is 600k, 1 year vp, holding cost 24k to 28 k, round it up 30k cost in total per year..

after another year, another 30k cost needs to be factor in, purely cost only, this push up another 630k, when it stops?
*
It wont stop there wor.. U forever ma no need to buy? How nice stay in pama house no need to pay single cent on mortgage.. At the end when u buy u will still need to help the owner recover most of their cost incurred.. Unless u change ur target only select those property that will let people look down on u, even sell at discount also nobody want to look at it..

Nah bear2, i dont blame u dint go china forum cannot understand the in law power that contributed to the high hanging property price there.. Mayb u dont know these chinese women dont buy ur claim how impressive with ur profession, how worthy u have but cant even afford a home..

"Like many anxious bachelors, Yang Xuning, 29, a sportswriter from Beijing, said much of the pressure comes from parents who feel taunted by the wealth around them.

He recalls his first meeting with his girlfriend’s parents in Shanghai last winter, when he was asked about his salary and his nesting plans. “I tried to reason with her mother, explaining that it’s not practical to buy something at this stage in our lives but she wouldn’t hear it,” he said.

He stood his ground, she stood hers, and a few months later, on the second anniversary of their relationship, Mr. Yang’s girlfriend called it quits."

When price 520k u asked the same thing, 550k also getting same question from u, now 600k u still not admit that's the benchmark of the price.
When the person financially or mentality not ready, he give thousand excuse not to accept it.

Wrongly interpret the market information and bet on the wrong horse.. transaction down compare to the peak is still a lot of transaction but bear2 see it as zero transaction.. he still gong2 thought valuation still stand at 400k people need to top up 200k to close the deal.. he choose to be an ostrich and keep ignore the fact..

Bro china yield is merely 1-2% while their borrowing interest rate is around 6-7%, until we have chance to reach that stage 1st, now buy in malaysia is still very safe.. smile.gif
