bearbear you have short memory. I wrote at length on this "sub-prime in malaysia" is not a sub-prime (refer to post #2 of this thread)

Get loan to buy property got 2 hurdles :

1. 15% deposit
2. Monthly salary (usually 30%-50% DSR)

No 1 is the killer. Because it takes years to accumulate the 15% deposits

No 2 is easy. Many graduates partner with spouse already qualify. BNM raise the DSR to make it difficult.

So, when tap re-open, hurdle No.1 is clear. So make it very easy to get loan. No.2 will also be relaxed.

I agree with you what BNM is pressured to do is not the best policy for our economy. It is risky. But that is what MOF and BNM are pressured to implement by the people "in the corridor of power". You are talking about the rice bowl of these "people in the corridor of power" worth hundreds of billions

Our life most of the time is not our choice. You just have to follow the flow. Otherwise, you will be just a whiner in a forum

Nowadays to buy a property using sole income is very difficult. Have to joint income only can afford.

If Madam Bear doesn't want to joint purchase, bearbear cannot afford his target house for sure.

Unless he bribe the banker/valuer/lawyer etc which the DDD claim is rampant

QE is like steriod. We know it is bad. But everybody loves it (except maybe DDD) tongue.gif

Just not too long ago, you claim the property developer company all making obscene gross profit margin like 300% (cost of construction RM150 psf, Selling RM500 psf). That's why the property price is jacked up by these unscrupulous business which make tonnes of money.

You got to make up your mind whether property development companies' GP margin is good or not rclxub.gif

I tabled out the Net profit margin for a few KLSE listed property developer last time. Their profit margin in only about 15%

Those are numbers from audited reported submitted to KLSE. Cold hard figures. Not my opinion

Everything is different. High rise/low rise, land cost, design, material selection, gated guarded, concept, life style living, material supplier etc etc

The 15% is figures reported to KLSE. Not I simply say one
