this is a double edge sword, as much it hurts buyers to pay more (which many are not that resulting low/bad transaction volume), it also raise another question on investors sincerity? do they really wanted you to save more? this is the first question..

next question is, being an investors alwayls, since the buyers need to fork out 50-60k yearly means yearly you going to increase it at 50-60k yearly...

so particular example of Midfields 1, which was sold at 2xx (which is around 300k, and many rich ppl will buy and can afford but never buy ) for 35 years, 10% DP, rate of -2.45 BLR servicing loans around 1.5k monthly plus maintenance around 27 cents? around 300 for 1000 sq unit, total of 1.8k monthly

now subsales accordingly are 500k to 550k (which are 200k and 250 k gross profit)
1.8k X 12 = 21.6k yearly
you increase 50k to 60k yearly
so minus cost of holding = (50-60)k - 21.6k(cost)= 28.4k to 38.4k (yearly nett profit)

since you persuade us to buy now rather than next year to save the same, means you increasing it yearly,

sinc holding cost for Midfields 1 are merely 21.6k yearly and you are bagging (28.4k to 38.4k) as net profit..

you should take my advise and hold it another 5 years, see the logic, 5 x (28.4k to 38.4k) = 142k to 192k nett profit, if gross will be around 5 x (50-60)k = 250k to 300k, if you are smart renting to negor, middle east or cincai rent, can have more profits..

why wanna sell now? can earn extra 250k to 300k after 5 years on top the market price now 500k to 550k

that is around 750k to 850k, just same price as expected like Midfield 2.. why wanna just profit 200k or 250k only by selling now? u really want us to believe that you are so good and sincerely good for us to save cost and sell us the same?
