3 weeks ago there was 3 units left at block A... I managed to book a unit via agent. The units was available after loan got rejected. I guess my luck was good this time rclxm9.gif

Yes, that is what I did... I have contacted 4-5 agents...most of them told me all sold out and will add my name to waiting list. Only one of them told me there is rejected loan unit and asked if I am still interested. So far, no reply from other agents rolleyes.gif

After applying for PR1MA houses and managed to get one, you have to sign the S&P in 14 days after your loan approved. Only two minded people will cancel their booking within this time period. Others who have signed the S&P won't cancel it because of 10% of their loan will be immediately deducted upon signing the agreement.

Whatever preconceived notions (mostly negative) that we have of agents, I believe they do have SOP to abide. First you must register as a purchaser for that PR1MA project and you will be given a reference number. Only then, then the agent can book that unit for you under that reference number. Once it's booked for you, PR1MA will issue you a letter of offer giving deadlines for getting a bank loan and signing of loan agreements. The booking would only be cancelled if you can't meet these requirements. Then that cancelled unit would now be available for the same agent to hawk to other interested buyers down the line. It all boils to the purchaser and his/her ability to secure a loan....the agent only facilitates.....Frankly I was quite impressed with the way the agents handle my inquiry/case, above board so far....

I have double checked everything and it seems legit whatever the agent told me. So far I find him as an honest and straight forward person without any 'janji manis'.
