QUOTE(MrBlueSky @ Aug 17 2019, 09:47 PM) You can contact as many agents as possible and if you are lucky one of them may have a loan-rejected unit offered to you. The availability may not be immediate but a few days or weeks down the road. I got two loan-rejected unit offers by 2 different agents within a space of a week but eventually chose the more affordable unit. Dont give up, just keep in touch with the agents..... Yes, that is what I did... I have contacted 4-5 agents...most of them told me all sold out and will add my name to waiting list. Only one of them told me there is rejected loan unit and asked if I am still interested. So far, no reply from other agents |

QUOTE(heavensea @ Aug 17 2019, 11:30 PM) Off topic. Please scroll down until number 3 (Brickfields). Those are the most common reasons Why everyone so excited with this particular area? (until they willing to wait for few years with not much of construction progress) https://says.com/my/seismik/rumah-apa-anda-...engan-rm285-000 and... “PR1MA @ Brickfields residence is located only a stone’s throw away from KL Sentral, a major transportation hub that connects the home owners with the rest of Klang Valley. Strategically located, this concept of development which is built on leveraging transit connectivity, will be the preferred development for PR1MA’s urban areas,” said PR1MA chief executive officer Datuk Abdul Mutalib Alias, in a statement. QUOTE(trust4you @ Aug 18 2019, 12:16 AM) The real reason why there is so many units open is not actually loan rejects. I hope all goes as smoothly as possible Is many already aware of the danger of pr1m peojects at recent. Look at other project that iS constructing. They voluntarily cancel, of cos those agent will say loan reject, every prop they managw to sell to you they pocket in 5% of comm from there. Who dont want? After u sign, then cuci tangan like those unethical renovator, such as the name GBH renovator i heard from my friend. This post has been edited by neshdgr8: Aug 18 2019, 01:34 AM |

QUOTE(trust4you @ Aug 18 2019, 12:16 AM) The real reason why there is so many units open is not actually loan rejects. After applying for PR1MA houses and managed to get one, you have to sign the S&P in 14 days after your loan approved. Only two minded people will cancel their booking within this time period. Others who have signed the S&P won't cancel it because of 10% of their loan will be immediately deducted upon signing the agreement. Is many already aware of the danger of pr1m peojects at recent. [/quote Whatever preconceived notions (mostly negative) that we have of agents, I believe they do have SOP to abide. First you must register as a purchaser for that PR1MA project and you will be given a reference number. Only then, then the agent can book that unit for you under that reference number. Once it's booked for you, PR1MA will issue you a letter of offer giving deadlines for getting a bank loan and signing of loan agreements. The booking would only be cancelled if you can't meet these requirements. Then that cancelled unit would now be available for the same agent to hawk to other interested buyers down the line. It all boils to the purchaser and his/her ability to secure a loan....the agent only facilitates.....Frankly I was quite impressed with the way the agents handle my inquiry/case, above board so far.... [/quote] Yes, I got to agree with you on this I have double checked everything and it seems legit whatever the agent told me. So far I find him as an honest and straight forward person without any 'janji manis'. This post has been edited by neshdgr8: Aug 18 2019, 01:19 PM |

QUOTE(MrBlueSky @ Aug 19 2019, 07:59 PM) Bangsar LRT is nearer. Whether starting at KL Sentral, the RiverCity point, or Tun Sambathan station, the monorail is not a walkable destination unless you enjoy the long walk. I am from outstation but enjoyed staying at Brickfields numerous times becos of its proximity to KL Sentral. And having walked on foot to explore the entire Brickfields area just to feel the vibe of Little India and its community........ Yes, in mudah.my, the agent stated it is only 300 meter walk from this place to the lrt station |

QUOTE(MrBlueSky @ Aug 23 2019, 07:53 PM) All the original prices are 10% higher before HOC. Eg. The unit Type B which was offered at RM269.1K to me was originally priced at RM299K. The studio unit Type A now cost RM243K from RM269K originally. Considering the project location and accessibility, I opined that the selling price for this condo is attractive. Just that the earlier buyers got the short end of the stick becos of the 10% discount given to late buyers. Now just hoping that the project will materialise soon..... although they said got discount 10% now, cunningly they have increased the price 10% before any discount % for block A... Type D - 412K Type C - 380K/370K |
