Location wise this VS PPA1M Brickfields which one better?
Pricing wise I think PR1MA is more pricey.
Someone mentioned they are converting the land into freehold land. True?
Pr1ma Brickfields, Anyone have any info about this?

QUOTE(Volkswagen2 @ Apr 3 2018, 08:52 AM) Actually the price of PR1MA is still lower than market price if you compare it with private development condos or apartments around the same area. Nowadays most new condo around 1000sqft with 3 bedrooms will fetch at least RM500k or higher. THe price of PR1MA is only seen to be expensive if you compare it with PP1AM or Rumahwip. I also understand that PP1AM units are huge, about 1,500sqft priced at RM300k or below. Not too sure on the concept or quality though. Need to compare at least apple to near apple comparsion. The quality of PR1MA Alam Damai is actually not bad. The quality of interior finishing is quite good with minor defects. The floor and wall tiles, the light switches and wooden doors and ironmongery, PR1MA has selected the high quality fittings. The Courtyard and landscaping also look good as the common area is rather spacious. The only downside is as you mentioned, which is the high price (when compared to other subsidized government/state projects). The result is the slow taking up of units at PR1MA Alam Damai during these initial stages, though more owners can be seen moving into the units as more applicants try to get their bank loans in. There are actually many interest for PR1MA Alam Damai although occupancy rate is low but most of the loans have failed. RUMAHWIP also some come with condo facilities at a price of 300k. PPA1M is confirm medium cost apartment standard only. So for this PR1MA is with condo facilities or just a normal medium cost apartment? You cannot take a medium cost apartment and compare with condo to justify the pricing. |

QUOTE(swordfish911 @ Apr 3 2018, 02:31 PM) let just say if moratarium is 5 years from snp....can jibby overule snp by changing moratorium of 5 years from ccc? just read each and every line of the S&P carefully before you sign. once already stamped, even Jibby how mighty untouchable he is also not able to amend the rule. |

Giving these discounts is immensely disappointing and unfair to the early buyers who have paid the full price and are currently servicing their loans.
How are we going to enjoy any appreciation in the future if home prices can be slashed just like that? We have suffered losses even before we receive the keys to our property. Read more at https://www.thestar.com.my/opinion/letters/...3CdBRUXJ0D9O.99 |

QUOTE(BoonieTan @ Mar 30 2019, 01:42 PM) Attached screenshot in response to question 1. PR1MA for rent ads: No renting or transferring of house within 5 year moratorium period. And it seems Housing minister is gonna revise the affordable home policy soon and introduce more restrictions in regard to resale and use of affordable home. Though no specific clauses have been outlined as of today yet but it's best to buy this house for own stay purpose rather than for it's investment potential. https://www.mudah.my/Malaysia/PR1MA-for-ren...PR1MA&so=1&st=u |

QUOTE(BoonieTan @ Apr 7 2019, 12:09 AM) You forgot to include PPAM in your consideration which is priced at least 50 pc lower. No news for PPA1M Brickfields after a % of qualify applicants balloted (before the general election). Not sure about any site activity. Buy for self stay still ok geh. But if want buy for investment purpose will face stiff competition from PPAM la. Haha. I would say is possible that PPA1M Brickfields being called off same fate like RUMAHWIP Putrajaya Sentral. |

PPA1M Brickfields is better located in term of walkable to LRT station. But then again, zero news now on that project after 1st balloting done before the change of government. Now no idea what happen to that project. Still on going carry on or being called off.

QUOTE(MrBlueSky @ Aug 23 2019, 07:53 PM) All the original prices are 10% higher before HOC. Eg. The unit Type B which was offered at RM269.1K to me was originally priced at RM299K. The studio unit Type A now cost RM243K from RM269K originally. Considering the project location and accessibility, I opined that the selling price for this condo is attractive. Just that the earlier buyers got the short end of the stick becos of the 10% discount given to late buyers. Now just hoping that the project will materialise soon..... Or can join this group: |
