Start billing means the developer start sending its billing to call for payment for the works done and the letter is either sent direct to you or your financier (but you will be cc), depends on your margin of finance. Once your financier disburse the money to the developer, get ready to pay for the loan interest.

The lake is not within the fenced area, ie it is accessible by the public. If not the maintenance fee will be an issue.

EM is a township for 10 years development. Further EW also have another big piece of land nearby (known as EcoForest). They will be there for long. Unless they want to attract bad publicity of how the amenities and infrastructure are maintained, they will step in to ensure things are kept properly and in good conditions.

Same group of people have their track records in Setia Alam.

It's good to be prudent - always look at the downside too apart from the upside. The market has currently slowdown and I believe this will persist at least for another year to come. Nevertheless, I believe the property price will at least remain stable particularly the landed products. Property investment in general requires long investment horizon. So long as you have the holding power, what happen in the next 2 years in a way is "rather irrelevant" as you are not going to let go your unit then. EM in particular being a new township it is unrealistic to dispose the invested unit upon VP. I will say wait for at least 6 years, wait till there are commercial activities ready then and more house owners move in after Cradleton, Tenderfields, Merrydale and other coming precints VP. And remember there are thousands of units from the neighbouring SEH too would have VPed then.

As for the completion risk, I have faith with the current management team who have demonstrated their capabilites and track records in the past, though not under the current platform. Some of them have weathered through the financial crisis and experienced the ups and downs of the market.

Tenby International school is under your "private school" category? If not, understand that SEH will bring in Tenby. What about SMJK (国民型中学) school in Kajang - those "government school" with focus in Mandarin too?
