Some master room even have another built in wardrobe  after already having a walk in closet,  darn waste of space. 
Some car porch are only covering part of the car.

I have seen more than 100 show units in various projects before, 1A and 1B units meet my expectation for a 20 x 70 and 22 x 70 DSL houses.

Yes, I admit that the master bedroom for these units suppose to be more spacious if without the verandah, but as I said before, this is a signature design for colonial houses, should already expect it before the purchase..

No la, just highlights of the observations. It was about to rain and i was kinda rushing. Chris might have more ..

Btw, when you are in some of the toilets ..look up. ....very high ceiling (air well like) with natural light. 2nd living hall upstairs are bright too for the likes of 1C,2F,2E and 2C without a sliding door because of the light coming from air well window.

Thanks to oreo boss to have a short tour with me today. I didnt spend much time there after u left bcz I worry of the heavy rain and jam, mana tau I reached Puchong in just 40 minutes and 45 minutes too erly.

I think we visited 10 showhouses, but all - in - all, I quite satisfied with everything, but I couldnt remember every angle and shape of the houses due to too many in 1 shot.

For Semi-D, I really believe its quite great overall, 2F facade looks more grandie and 2E more ample. The ceiling heights was really high enough to make the house really looks grand and exclusive. for the living hall, dining hall till master bed room, I believe 2F looks more spacious but 2E would be my picks where the dining hall was separated from the living hall and most of all, the stair case designed was quite stunning with more ample glass for lights to accompany me to walk up & down and looking into the living hall. Notice some bedrooms came with sliding doors and extra security is needed to beef up.

For clusters, the ceiling heights also high enough for all 2A-2D, but I got to concur my collague why she liked 2C. The master bedroom with almost entirely surrounded by windows and tall ceiling promised a grand awakening with comfort. The ID mode was boded with biggies furniture such as big vases, big sofas, big bar table are not to be compromised items in reality and with the ID of dark colour, definitely it will brought us some lack of space feeling, if compared to modern white ID. 2D was great but I like 2A and 2C. 2A looks quite comfort from the size of 22x70 after extra land, the wet kitchen is practical compre to 2B, but I given a solution to my colleague that she might consider to do a partition and break some of the walls to connect the walking way to kitchen and bedroom under the same path. It will also save the solution for the sink located next to the dry kitchen.

For terraces, 2C and 2D living hall really looks very spacious and very comfort although the stair case is big and same size as cluster or semi-d. Its 22x75 and 24x75, but the width of 22-24 is almost looks equally with 2C-2D 25' ft width due to furniture allocation is proper and ID is bright colour. Hmm, I think we just spent ave of 5 minutes on each show house, I also unable to produce in depth version unless I spend longer time next round, with all brochures ready and some notes & pen. lol.

20x70 and 22x70 met my expectation, I am glad that they didnt give me less than 4 ft stair case.

I didnt find this Cradleton smaller than the 20x70 I bought for TTDI Alam Impian and quite surprisingly, it looked a lot bigger compare to the 20x65 DSTH I bought 2 years ago ( living hall, kitchen and bedroom )

Yes, actually I like the small balconies ( although it comes with $$$ as well ) or verandah, it really brought up the looks and facade of colonial and little majestic. I just dont like too big balcony on my DSTH unless it's semi-d or cluster with min 3000 sq ft build up or above.

Thanks Chris boss for your sharing. I think for SD 2F, I need a more spacious living hall and MBR to justify the BU, though overall I'm still ok to it. Do you think that the car porch seems a bit longer?

Lol. It's to strike a balanced view. It shows that this thread is not just talking good about EM, we do look at the good and ugly. After all there is no 100% perfect project - don't you agree?

Welcome Jason boss. Ya, 2F car porch was quite long.

I think the cluster also not bad, if not mistaken 2D car porch was very long and fully covered the cars.

Definitely.

Its very subjective for purchasers to look beyond at the show houses, space and ID.

There are total 1k purchasers of Cradleton and Tenderfields, definitely there are some with higher expectation bcz we highly regarded EM potentially to be one of the best stratified landed in whole KV but I believe majority looks to be more comfort after their 2nd round visit, at least from my friends.

My next visit would not be purely striking on the show houses again but to notice the environment again, landscaping, maintenance, white paints and several more.

Hopefully EW will take the feedback here seriously and review the ID. Some work to do here if they are still planning to sell the balance tenderfield. Low hanging fruits will be removal of clutter.

Also noticed that the 2B kitchen layout is different from the brochure. Yard was enlarged, therefore eating into the kitchen space and utility room. Hence the awkward fridge position. If the yard wasn't expanded, there no place for the washing machine.

Don't know if EW will use this layout in showhouse or those in brochure as official layout. Folk's S&P will have to be amended.

In conclusion , cluster is quite a let down except 2A . 2C living hall is too small and 2B kitchen is too small. 2D which suppose to be the biggest cluster also doesn't present the "wow" factor. Meaning I've no choice but to cancel my booking.

Can highlight but at end of day, if u don't like it, have to cancel.

That's why I never buy without seeing show unit - layout can give vague idea but nothing beats physical layout with walls, partitions, etc

Honestly, first time buying a house without seeing show units due to over confidence in EW previous records. Been visited to friends gouse in SA which gave me "missing boat" feeling, that's why, this time, a bit rush...
