It's correct tht it's abt the buyer expectation...
for 1A,it's expected to be small,so there's the correct expectation...thts y 1B is showing great...
but for 1D,being the largest for cradleton (with avg ~200k price diff frm 1A),.it's normal to expect more out from it.....
same goes to 2D....being the largest for cluster,the expectation would be bigger too....
we also do not want the developer to focus too much in the marketing and less focus in actual development.... after all,we as buyer buy the property due to ,the concept,the facade, the environment...and of course,we believe EW, as a brand.... we also "thought" that being the first launch of the 1089acres township, the cradleton and tenderfield will definitely gives the wow effect....
probably, all of this dissapoinment is due to we set the expectation too high (as every day we are counting down for the show village launching......)

Let's put on thinking cap.... WHat is the purpose of the balcony?

1. purely facade
2. use it for cleaning external window
3. use it to put some pots (for green)
4. to travel from front to back

This balcony is purely part of the BU calculation. Theoretically, everything under the shade.

THis could be tough but not impossible. It depends whether developer wanna work harder or not. At times, they think they got it right completely because of track record and experience. Maybe they still think they are damn RIGHT and there are no shortcomings. Mana ada?

On the other hand, it could be a scenario of expectation management. Purchasers expect a lot from Ecoworld. Purchasers expect a fine product that have been thought over and over in terms of design, practicality and usability.

Cat - Me yet to reach EMSG. Too busy with works. My comments are solely based on overall opinions given. But I did take out my measurement tape to see what is 2.5 feet can do. It does remind me of how to size my AHU room in an office building. Check the AHU size. Get the plinth size. And just allocate 2 feet along the side of the plinth for maintenance purpose. tongue.gif That is it.

Classic example of expectation management. Treehill is one of the many who is impressed with it. I did communicate with some others. They also gave positive feedback.

Treehill - DO you think it will change your perception (on small living hall) if they have rumah kosong for you to compare?

Yes, expectation management is the key word, though I'm not saying that EM has done 100% perfect work.

actually this area is good!! i stay here just outside EM, i can tell you in kajang area which taman mini bus /bus will go into your place ???? only in bandar tasik kesuma fasa7!!! you can take bus easy goto kajang town or seremban !! rclxms.gif

drive only 30 minit to seremban town, drive 40 minit to KL.. drive 3 minit to tesco semenyih.
now with IOI city mall not need goto mid valley... tongue.gif

From Semenyih Lekas exit to IOI mall takes 15 minutes with smooth traffic, 20 minutes normal traffic. thumbup.gif thumbup.gif

IA and 1B units looks to me perfectly fine for a decent DSL. Squarish living/dining hall with reasonable size of the kitchen. The room size is standard, and yes the master bedroom size can be bigger if without the verandah, but this is a signature of the colonial design, should already expect it before the purchase mah...

To me 1A & 1B meet my expectation in fact I am quite impressed 1A fully utilize space no regret biggrin.gif

Maybe due to ID too many people there, 1C & 1D seems smaller than my house now, especially master room and 1F living hall hmm..

Didnt spend much time Sat so planning visit next week again

Chris boss, not to say not expect too much, but 1A and 1B actually already met our expectation for a 20 x 70 DSL houses.

Hehe. I expect something only.

For close to RM 600k I paid for a DSTH, I know I am not paying for the whole house layout or facade alone, but the entire township, landscape, parks, swan lake, DMC, potential of lifestyle etc.

I am big fan of DPC, I aiming those cheapest and smallest DSTH via South Lake and Safa Terrace, at RM 1.6mil the facades and layout are more sucks and even worst although it had been a reputable matured township and location consider decent ( but not very good IMO ).

house look small maybe due to ID renovation problem...if bare unit will look larger..after all, the eco majestic is not only selling the house itself, the gated guarded with nice landscape is the main selling point...

I've visited the site every week before I signed the s&p. At first I also think the space was out of my expectation, but after I realised what's the cluster house means and Compare with other developers' cluster house from environment, cost, layout, and even the built up size, I still prefer to EW design. (Other house looks bigger cause they more on open concept).

After visited the show village opening, it even impressed me and fulfill my satisfaction.

If anyone is going there again, review the space objectively. Imagine if the ID isn't there. Imagine how you would like it done if you were doing your own ID.

Yes, the layout might not be perfect. However, that is the time to flex your creativity. Walls are not permanent (unless the beams are there). The ID there is a strict reminder for you as an example to avoid those setup. Island kitchen unit isn't suitable for every home. Vase, standing frames and etc aren't really practical, even in your own home. Kitchen being small, but have you consider extending the kitchen into maid's room (if you don't intend to have a maid)?.
Did anyone also notice the high ceiling?
