 Apartment unit rental, the maintenance fee,utility, Do you bear it or tenant pay it ?

Hello brothers and sisters, i'm going to rent out my Apartment unit.

usually do people include the maintenance fee in the monthly rental fee?

or the maintenance fee usually is pay by the tenant ? unsure.gif

because i'm renting it at RM1.5k, it is the market rental price for this service apartment.

go check at mudah or propwall to check the rental rate. different depends on places.

as for maintenance fee normally owner will pay. do include it in your rental calculation.

Typically its "absorbed" by owner, but everyone knows its actually "included" into the rental fee.

However you can always try to cheat noob tenant by asking them to pay separately.

yeah i did check in mudah, the rental rate is higher than mine, in the advertisement post the agent never quote that the maintenance fee is bear by tenant.

so i guess owner include this fee in their monthly rental already.

Hi Bro, from my EXP , the rent are inclusive of the maintenance fee. Usually we would ask the tenants to bank in the rental minus the maintenance fees, so that they can pay it themselves incase you are not always around.. But make sure they are trust worthy firstt.

Landlord pay the cukai taksiran, cukai pintu etc..

Tenant pay monthly rental, electric bills, water bills, maintenance (if there is such).. and ask them to keep the bill for proof.

I'm the landlord, if I inform my tenant to pay the electricity & water bill, and I will pay the maintenance fee, it is fair enough right ?

Landlord pays cukai taksiran, cukai pintu, condo management fees, fire insurance for the unit. Also make sure you include what repairs will be borne by you or tenant, i.e. aircond repairs/maintenance, toilet plumbing issues, wear and tears, etc.

Tenant pays for utility bills (water and electricity). This is why you collect utility deposit, in the event that tenant do not pay upon vacating the unit, you can deduct the amount you have to pay from the deposit.

Problem is sometimes if they don't pay, IWK account is under your name and IWK will come after you for the arrears. Just like TNB, they don't care tenant runaway no pay or what, account under your name means you're responsible to pay for the arrears. Which is why it's good to change TNB name to your tenant name also. I was told Syabas cannot as only the property owner can register for an account with Syabas.

Singapore seems to do these bills better, then. When renting an entire apartment/condo, etc, the landlord terminates his own utilities account, and the tenant applies for his own water/electricity/internet/etc. So if he don't pay the tenant's name yang busuk not the landlord icon_idea.gif

I decide to collect deposit for electricity & water for few hundred ringgits, in-case 1 day the tenant never pay TNB, then my deposit in TNB will be forfeited.

About this I will draft it in the Tenancy Agreement.

Ground rent is usually the LL's responsibility, utilities are the tenant's (although I do know of cases where utilities are also included as part of the rent instead).
