exactly my experience.

True. Additionally those with choice units (ie. good number, good view, high floor, etc) will be less likely to sell because they will either demand a higher price, are happy collecting decent rental returns or are staying there themselves.

Market does indeed have short memory (feel) but supply for choice 1200sqf units in MK is indeed short (fact) in comparison.

I purchased a unit in Laman Suria in MK not too long ago. TS, do check it out as it is often overlooked. It is a project by Sunrise, does not have any controversial history such as Bayu and fits your price range.

very difficult to get a decent unit at those old condo along Jln Kiara at reasonably priced range for those < 1M, <1500sft, 3 bedroom or less. (there's only izen kiara 1, the Sunrise quintet of first generation condo and the BT Homestead twins). if it's truly a bargain price (motivated seller, nothing wrong with the unit) an agent will grab it.

anyway, on the chat of property, am still looking at mk bayu. a friend was recommending to me verve suites but that seems to be so expensive.

also, it seems to me thta the traffic out from that the jalan kiaras to kl from the hartamas road to sprint is always congested in the morning its scary

Maybe this sounds stupid, could anyone advise me what does LH means?

Any other good recommendations in MK for my budget?

Have you found your 1000sf 2room2bath with 2 carparks for <RM650k at MK Bayu yet?

I have a high level 800sf 1room2bath with 2 carparks selling at RM630k if you're willing to consider a smaller unit.

hi Roy
good to see you're still around.
is the 2nd CP an accessory parcel stated in the strata title? and unit facing ?

there was a 20th floor IIRC #3 10xx sft 2BR 2B 1CP tenanted to 2 koreans 650k neg about 2 months ago - wonder if that was sold already.

Yup, 2nd carpark in strata.

Balcony and bedroom facing towards MK28, all the 1+1 room face the same direction.

Unit No. 3 would be facing towards the highway, will have low hum of traffic, but easy to get use to it. RM650k is still a good price none the less.

yes #3 facing the jln duta toll IIRC but it also overlooks the aman/damai roundabout. layout is good, good sized bedrooms with attached bathroom.

bringing back this thread back alive. 2 years gone by, many things happened in the real estate market.

I'm currently looking for a place to stay, parents staying in TTDI so preferably looking at areas such as Mutiara Damansara, Tropicana, Kota Damansara, BU, DU.

- For own stay (husband n wife and future kids)
- budget around 800k (preferably lesser)
- size : > 1200sqft, preferably 3 bedrooms.
- other criteria : nice community for kids to grow up with, well maintained condo/facilities
- some of the properties I considered :
o Tropicana Area: Riana Green, Casa Tropicana (don’t really like the shops downstairs, looks messy), Opal Damansara (haven’t view, but looks decent), Casa Indah 1, Casa Indah 2
o TTDI area: Kiara View, Kiara Park, Sri TTDI

Have I missed out any? Landed house? hmm.gif hmm.gif

I work in KL Sentral in the morning, normally need to reach office by 8.30am. biggrin.gif biggrin.gif

Are you looking for new launch or subsale properties?

It may help to narrow down the list of projects for the rest to recommend here.
