In addition, what are the purchasing power of the residents? as this will determine the type of tenants for the mall. You'll also need to weight the competition from nearby malls like Mitsui, malls in Cyberjaya, Gamuda Cove, Xiamen etc. All this malls in the surrounding will either compliment each other or compete against each other. Eventually some will die or cater to niche market with minimal growth. Personally, i prefer Serenia to concentrate to be a purely residential enclave with lush greenery. Abit like Putra Heights but maybe more upmarket and better planned. Commercial will be limited to shoplots. The last thing you want is a dead mall inside your township. |
