i think it is more of a lifestyle thing than a cost saving thing.
the one in the video which i like seems wouldn't be cheap.
but i know generally there are people buildig cheap houses using containers but those are ground level and not so complicated, right?

Hi TS, i have issues with my consultants lately and they just issued release letter when the construction is near completion, ie. 95%. Now they refuse to answer any calls, emails, SMS/whatsapp, fail to appear on meetings we set up, just disappear completely.

Previously, over promising to do this and that, and all were not done, checked with MPK on the submission of drawings, last submission is 2013 (seriously outdated), borang F, G etc. were not submitted as well. No proper handover of any kind were done.

Possible to advise further what can i do about this?

When you say concrete can't reach perfectly, who to blame? Design = Engineer OR concrete = Supplier OR Construction = PM?
Main contractor to be blame. Engineer design and contractor execute the work. usually it will produce "honeycomb" defect and will register as NCR (non-conformance report) issued by consulting engineer

May I know what is the difference between cost estimate and cost plan? Cos I often hear these terms. They say these two and BQ, all three are not the same. I am very confused.
I not sure what exactly u mean. cost estimate is actually a breakdown cost. eg. how u derive 1m2 of floor tile? u need cost breakdown like this,
1.supply of tile
2.wastage of tile
3.cement screed to receive tile
4.adhesive for tile
5.labour to lay tile
6.15% profit and attendance
Total of 1-6 = $xx/m2

BQ is showing the quantity and rate and total amount of entire project.


Who is fully responsible in producing BIM? Architect? Designer? 3D Visualizer?

How to use 'Cost Plus'? And which Cost Plus is frequently used?
Cost plus mean u enter the contract whereby u "reveal" the actual cost to client and ask for a % of profit. example u need RM100k hire 5 subcontractor and RM10k for ur team managemement coordination & supervision expenses, and u want 10% as profit. so u give ur client the breakdown of cost. (RM100,000 + RM10,000) x 1.10 = RM121,000. in future got any variation order will use this basis to adjust.

If let say client direct deal with a vendor, we as the main-con we charge them for coordination and planning, can I put this under 'cost plus' and charge them at 5%? Is 5% the maximum for cost plus?
depend how the contract say. in PAM 2006 standard form of contract it written 15% for P&A. bear in mind this is profit & attendance. so is subcontractor cost + 15% as the management team is included in 15%. 15% quite standard. even singapore standard form of contract PSSCOC (for government project) also mention the same thing. however this always can become the arguing matter in term of wording sweat.gif

Any other scenario when the cost plus takes place?
cost plus is just a meaning of the actual cost to build a house (all labour, material, machinery, supervision team) and then plus a profit percentage u desire that is.

Eg. item (1 until 6) + item 7 = cost plus
1.supply of tile
2.wastage of tile
3.cement screed to receive tile
4.adhesive for tile
5.labour to lay tile
6.5% of attendance
7.10% profit

however pricing strategy a lot out there. as a main contractor, the cost breakdown of entire project is very complex. because u have to take consideration of many things.

developer is more like a businessman. imagine they have RM10,000,000 property they hold, and they don't mind hold it for 10 years and earn the difference in pricing 10 years later which is RM15,000,000 worth that time, that's mean they invest RM10mil for 50% over 10 year or fixed 5% a year. if that is enough then ma do this la. but trust me sell the property and develop is even more profit than this 5% average. so developer want earn more? sell early and do bigger development.

bear in mind container itself is just a build without foundation sweat.gif

so in order to complete this "container house", u must first complete the substructure work, a platform whereby the container can sit firmly.

just like normal house, before we start the building above ground level, have to ensure the foundation is sufficient for the house. but of course there are many different of foundation can be achieve. some perhaps movable. definitely a lot of work to be done. to makesure that this container is safe, u need to have a professional engineer to endorse it is safe. only when got all these PE endorsement, local authority only will consider giving clearance if u want thing to be done legally.

overall it won't be really cost saving if u want this to be done correctly. even it might save the cost, it will still bother u as so much of thing to be maintain.

remove windows and take measurement of glass 1 day
cut the glass in factory 1 day
fix the glass at te house 1 day

3 days.

competent contractor within 1 day, morning measure the glass on site, call factory to fabricate the given size and deliver on afternoon, fix on evening done.

They did not reply to our inquiry so we have no idea what is the exact reason at the moment.

if those are consultant firm that taking a lot of project they will probably have no time to bother u if other project is on fire. usually will have meeting in weekly basis? CCM client consultant meeting

Their pay is definitely higher than any other consultants out there, and we paid them 95% already for things that they haven't even done.

I have no idea whether they have any other project on fire, it does not concern me, what my concern is my own house/matter which they failed to do a proper job at the moment. If they cannot handled the situtation, they should at least provide a feedback and have a proper handover instead of just disappearing?

We do setup weekly meetings before this but it is them who always fail to appear on the dates set. What do you mean by CCM client consultant meeting?

hmm. how do I describe, the element of building work called substructure work. imagine u want to build on the slope side, do u think u can just put the entire container like the bottom part of video, definitely cannot right?

so say we put it in the flat ground, how do u be sure that the ground won't settle? to be sure u need to get a professional engineer to certify it is safe. civil engineer (PE) carry liability for lifetime and to be sure it's safe and comply to their professionalism, they will introduce the solid foundation. at least a simple footing require below ground at the 4 corner point of container. container will transfer the load to that footing.
