Hi, i'm recently have rent a shop inside a shopping mall and now preparing the paper work to summit to the management. in the renovation application form, it's mentioned "i hereby to ensure that the above renovation works will not hinder the issuance of the certificate of fitness for occupation by the appropriate authorities". So, what it's means for certificate of fitness for occupation ya? could you please explain further, thanks!

Before your renovation works, the design of the building needs to conform to the safety standards (as per Uniform Building By Law) before being issued the Fitness for Occuupation. The above statement you said "i hereby to ensure that the above renovation works will not hinder the issuance of the certificate of fitness for occupation by the appropriate authorities" means that you guarantee that your renovation works will not cause the building to violate the safety standards.Theoretical: Examples of violations are partitioning your shop into smaller section which may or may not affect the fire safety regulations (see the point of sprinkler), blocking access to escape route etc. |

How can people who are renting apartments from landlords they meet directly like on Roomz.asia platform (https://roomz.asia/) check the quality of the condominium they are planning to rent?
Is there any way of self-valuation? |

There is a piece of land in Melaka all occupied by bangalow lots, with only about 20% with houses built.
Many of the empty lots are full of lallang. How do I find out which lots have been sold and which lots still owned by the local authorities ? If still owned by the local authorities, can I appoach them to buy 1 of the lots ? |

For a bangalow lot of 10,000 sq feet, since so much land, if I want just a simple house with 5 -6 rooms, I should build single-storey, right, since a lot cheaper vs double-storey ?
What is the rough cost per square feet of build up ? To fence the area of 100 feet by 100 feet, what is the cheapest method and roughly how much it cost ? This post has been edited by topearn: Jun 17 2017, 04:59 PM |

What is the cheapest method to fence up a 100 feet by 100 feet bangalow lot ? How far do the support for the fence need to be - is 20 feet too far away, meaning 6 support for each side of the square lot ?

as a fresh graduate in M&E going into consultancy field and aim to get a PE in the near future. For experience wise, is it better to go into a local consultancy firm or those MNC companies such as Meinhardt?
Model of company (12 people) -1 admin -2 drafter -1 Mechanical engineer -2 Electrical engineer -PE in Mechanical (boss) -PE in electrical (boss) -4 intern Our company direction is let you come out with your own design (hand sketch) and let the PE review before proceeding to drafting with autocad. Then the PE will ask you question and you must be able to answer it or show your reference (Malaysia Standard). If you cannot show it out then he'll ask you to find it out and get back to him. If you really don't know how he'll explain what went wrong and give you a more specific direction on where to find the source. the downside in this field is that biggest project we deal with is high rise building. How does it goes in company like Meinhardt, do we have time to come out with our own design and read the standards, or it is more like they design, you follow(for fresh graduate)? which will you recommend? tl;dr Local consultancy company Good Side -more hands on since you can come up with your own design -have time to read Malaysian Standards(MS) etc -Get involved in all types of services, up to now I've touched Air cond, cold water, sanitary, electrical schematic, lift etc -liase with authorities, client (I haven't get involved much in this yet) Down side -biggest project would be high rise building/new factory -I do the job of designing and drafting most of the time (since drafter always busy) MNC companies like Meinhardt Good side -got big projects in other countries and get to go to their site often(more exposure to different and up to date technologies) Down side -very specific, means if you are involved in cold water designing you will be pro in the field but you will have no idea in the other services. -no time for you to read design standards, basically the first 3 years it will be the PE draw for you, and you work like a drafter and draw it out accordingly. which do you think is good in terms of learning curve and future development prospective(maybe will consider open own consultancy/become small contractor/developer/become project manager for company)?
