good cloud, more supplies/affordable options to further dampen the current sub sales transaction, surely some potential buyers pool would have opt for affordable housing..

but this is what the reality is out there... if ppl are holding back purchase till next year, well and good, investors hold longer still sell and profit, fear was the prices are all over their ability, and they are ignoring these price range 400k to 800k, and most 500k above high rise and landed.

next year will be a clear picture of the property market consumption, new launch may still break the record, the subsales will how? 3 more months to go, it is eihter high price for ppl to buy before GST or could be lower before GST, looks like now since transaction is so low (agents can confirm the best), buyers rae not interested on the current price, thus demand (not mere wish to buy) do not support.

bank are not playing along with you guys, they reject manyak loans, dunno what they are doing...

now bull run is over, after 1 year plus vp and GST coming increase another 50k- again agents investors say this is market price, but actually is their own price calling (greediest)

all the way a 300k property was increased to 650k, GST has no bearing, neither material increase, I don't see investors because of wanted another 50k increase refuse to sell and hold longer, how many high rise turn old and bad and ugly ? the longer it goes, the higher risk of ageing and competition from new launch.

yup greedy, but I got no call to sell, btw always remember, no loans vs got loans burden.
the above pattern shows that property price are speculated, and now even worse investors are stubbornly increased it and call it market price, not to forget our agents who mark up the prices..

there is a limit to everything even it booms, property time come already... next year expect discount on those vped units, those 1 year and more units vp are going to give discounts, investors don't want to wait already

actually, what is the reason for price to up again, ShowTime 5-10% yearly cannot be a normal growth

see property bought 300k
flip 500k upon vp, so bull ran over di 9got 200k increase) 3 years after
now 5-10% increase yearly

500k, 5-10% = 25k to 50k yearly
another 3 years =25k to 50k X 3= 75k to 150k

got bull run over meh? same only, like 50 k lesser than initial leap what, which was 200k... if this is so, then more relax, late one year buy increased 50k, next year buy wait then increase 50k yearly just short of 50k increment, still enjoy big sum

furthermore, investors no see this one?

shotime7474 say 5-10% yearly increment,

25k to 50k yearly, investors should hold another 10 years

25k to 50k = 250k to 500k increase, couple with 500k inflated price, by 2024, the same property will have cost 500k +250k or 500k +500k
that is like 750k to 1 million already, why wan sell? hold it rent it out can take some rental and same time flip with better price appreciation

guess with this buyers should not buy subscales di, help investors to get their maximum profit, we all buy new launch, higher our entry price in new launch, higher than our returns, sure higher than those bought 300k maa, buyers wait next year we all buy 700k to 800k property, sure laku, just no buyers buying only, same is what happening now
