but that is a very great problem in property and very subjective..
say GT208 selling 550k , valuation only reach 550k
then got 1 joker come and buy and interested, but do not have enough cash in hand, but exhibit loan ability to borrow loans worth 550k or even 600k
so, how to go about it? easy, valuers and agents will be there and say "where there is a will, there will be a way, furthermore, when one need to buy property and we need to hit our sales target, even if you need the god to come down we will also serve you"
such as owners marking up price to 600k, under table valuers 550k now become 600k, if you want 650k also no problem..
so 600k loan was disbursed to owners/seller, of course this is/maybe one off incident by under table, but problem is it only takes 1 case to have transacted at 600k , and the new market price is now 600k for all the units waiting for sale.. at this point, these case are no longer consider marked up after the first went through, this is precedent price..
it only takes a few/very minority if you like, but the effect will be horrible, just try 2 more under table transaction like this on top of the distorted values, then we have the idea ( 5-10% increment yearly even though bull run is over syndrome) , and the other follows, bull fever is not over yet, though we may have low transaction, price still going up, yup I see that going up

Bbw. Talk is cheap. If u dont have money to buy at 550. If u jack up valuation to 600k also u not qualify as your 70% DSR is limiting u.
So if Green terrain one joker jack up the valuation to 650k n buy it. Will u think the rest will be selling at 650k or more too? As u said 550k also no takers, how to sell 650k? U r not owners n thus u dont understand how to sell things. If I ask u jack up your gf sister birdnest,, will u now set a new price for your bird nest? Other customers ll accept because it is a new market price?
if GT become 650k. Buyers ll compare with other condo around with the price range? No???
