here's my comment on tile pricing

2nd contractor.... price seems abit cheap
average RM10.35/sqft for 2x2 and 2x1 tiles......price sounds very good
but you need to check what tiles they supply

in my post in the tiles thread.....i'm using good quality porcelain tiles and homogenous type

average price for good quality tiles and workmanship is between rm20 to rm25 p sqft
that's what i have been comparing and gathered through out the research

concrete top price normally rm150 per foot run....meaning 1ft x 2ft = rm150 excluding tiling
and you have include the 3feet vertical support as part of the calculation too

so assuming your 17 foot run straight without L bend....you may need 3 vertical support....thats roughly 26feet total.....x rm150 = 3900

sink and tap.....budget about rm600 for very basic bowl and tap

2k plus for melamine door and drawers

sound very reasonable...again....please do ask for sample material before deciding

just for budgetting...since i'm also renovating my house now

grills: basic design wrought iron with 10mm solid tube wrought iron bars, powder coated, fully welded joints...rm20 per sqft
example: 8feet x 5feet window = 40sqft x rm20 = rm800. if need to remove existing grills....add another rm2 per sqft
the price is negotiable usually if you have more than 4 sets of windows
usually they oso cover the emergency escape panel......

i think if mild steel with powder coat....maybe rm15 to rm14 per sqft
if really basic basic...mayber rm10 kua....

wiring:
rm100 per light point inclusive of downlight fixtures (8"), local copper cable wiring, Schneider Vivace light switch, labour for opening the downlight hole, fixing of the light and patch works for conceal cabling

rm95 per 13A power point, includes schneider power plugs, local 16awg copper cables

RM250 for oven control point, 20A switch, concealed power face plate for back of oven

RM160 for ceiling fan, include hook, wiring, installation of fan, wiring and switch

RM200 for water heater and aircon per point, with 20A switch

DB box, MRCB, MCBs 3 phase about rm2000 depending brand and number of MCBs

piping is subjective
my piping costs rm18k
stainless steel incoming main pipes
Hansen polypipes
3 x water tanks 300 gallon (my house frequent no water)
2 x grundfos water pump
2 x joven 25 liter water heater tank
2 x 10" rainshower and 4" shower set with mixer
2 x wc, wc faucet and wash basin wall tap
all sewage piping, restucturing of sewage manhole and sewage tank
plus a number of outlet taps throughout the house

autogate......this is the recent quote from Delux

RM340 per foot run for full aluminum power coated 5.5' height gate
RM310 per foot run for wrought iron frame, aluminum bars, galvanized and powder coated

swing arm autogate from Delux is RM1700...i think it comes with backup battery built in

option to have small single walk in gate add rm250

price excludes armor cable wiring

my kitchen cabinets is a little expensive but wat to do...wife likes it
23' run of cabinets with full Blum systems...those softclose lar, self retract and macam macam accessories
800mm wide Teka bowl
Teka tap
7' wall cabinets also with Blum accessories
4feet wide full height cabinets
then comes with full load of corner cabinet accessories

I agree d kitchen is expensive.....wat to do...my wife likes d design and material
Those high glose enamel paint finish.....cost me a bomb

The tiles i chose is not cheap....plus i go buy on my own after hunting all over klang valley comparing alot of shops

The good sifu who does d tiling work is damn expensive

This guy who is doing d tiling work is a local chinese guy....

So when i combine the both.....around there lor

There r plenty of options out there and easy to say others r expensive...
It really depends on d tile quality and workmanship
Just a rough guidance
U want rm12 per sqft oso got.....
Again....I'm not an expert in this field

Since u said rm20 is slaughter price...
Please share with us wats a good price, wat tiles can b expected, how is d quality and etc.

ok....so assuming RM7/sqft for workmanship.....does this cover hacking, cement screeding, tiles laying or only workmanship for tiles laying?

how much should i look at for Niro Granite or Guocera porcelain tiles in general?
including hacking of the old tiles....
re-level the cement flooring
plus what ever necessary lar

say if RM15 p sqft including your RM7 workmanship labour?

pls educate me since my brother also wanna do his house...then can avoid high cost we avoid lar

here's wat we are looking at
Niro Granite 800mm x 800mm tiles covering roughly 580sqft

Guocera 1' x 2' tiles covering 130sqft of bathroom floor
same 1'x2' tiles for bathroom walls covering roughly 800sqft
all bathroom walls and floor comes with water proofing

Guocera tiles for kitchen with 1'x2' wall tiles
floor 2'x'2 tiles
size 16' x 9'

looking at porcelain tiles....homogenous

required to include hacking, removing of existing tiles
thats means from existing condition until everything kautim

so far here's my calculation

RM7 per sqft for labour to lay tiles (assuming this excludes hacking and any other wet works and materials)

say RM60 for a 800mm x 800mm tile.....that translates to about RM8.70 per sqft....maybe bulk order can get RM8??
Retail niro granite without sale usually around RM80 per piece if i'm not mistaken

so RM15 pr sqft.....

hacking for 580sqft plus make good of the cement base floor maybe need 5 days? Indo workers say about RM500 for 5 days? let's round up to maybe RM1/sqft

cement, sand, water proofing errrrr apa lagi....maybe another RM1/sqft??

so maybe RM17/sqft????

if RM7 include all tiling material plus water proofing, all labour include hacking until laying by chinese worker to lay, indon for hacking,
then the price would be RM15/sqft

if so...then i gotta go f my contractor d

hmmmm....my calculation and english is abit bad.....maybe i misunderstand your statement

but nevermind....let me share my stupidity.. rm9/sqft as base cost for regardless of tile type with hacking, installing, plus floor leveling and everything except the tile itself

so go for cheapo RM3/sqft tiles

RM12/sqft.....yup.....i'm paying another rm8/sqft for stupid grade 1 tiles

not only you need that contractor contact

pls ask where to find rm3/sqft tiles too.....
so 2'x2' tile max is only RM10 coz u hv to assume some wastage
if without wastage then RM12....
i think can find keh....but i dunno wat quality lar coz i haven't survey enough

Paskal.....d cheapest i found for 2x2 in kl is rm14 china mari...considered ok lar but d seller said d colour sometimes can't predict
Another seller got rm12 oso but quality really no good...the tile itself is uneven
Rm8 is damn good price for 2x2control homogenous
Wah...more than 500 pieces for ur house...of coz lar bro
Thats freaking lots of tiles

My hall, dining and corridor baru 70pieces including wastage
