for semenyih to reach those price in paper possible vp only reach di, but buyers, look at Tropicana cheras, cheras idaman 1 & 2 and TTDI kajang, rotting since then.
the only selling point was the "township concept" , only successful if occupiers are many , just too many choices along that stretch all the way to Semenyih and many example too.. to distinguish one as better, really takes a lot to do
why no one compare southville @ bangi by Mahsing vs SP? both heavyweights are worthy of comparing, both also outskirt , both also township..mahsing so dead? seems like sp more famous with active forumers
Township concept draws many benefits;
1. Developer will improve connectity by building highway, ramp etc. connectivity improve value of the whole land parcel.
2. Township allows developer to fully leverage the land usage. The better land in the parcel will be used for commercial development, up market residential whereas the lower deem value locations in the parcel will be used for low cost housing, sewage etc.. The value of the land is fully exploited for the sake of the township. Take for example sunway development in bandar sunway, there is mall, university, hotel, grade A office, theme park, convention centre, hospital etc.
3. As much as purchaser is worried for early phase purchase where the township is still in an infant stage, the developer will have equally high commitment to deliver the project. Why? They have vested interest to sell subsequent maybe 20 to 30 phases to recoup their investment of buying the land. They to have bridging loan to repay.
4. Every subsequent phases usually would be priced at a slight premium over the earlier phase
5. Town beautifications. This process will continue until the last parcel is sold. Why same point as point number 3.
6. Amenities, commercial, school etc are typically planned in the township.
To make things concise, imagine you are given a huge parcel of land. How would you want to unlock the hidden value of this land? That's what the developer is doing. The question is not whether values will be unlocked or stone will be left unturned. It is how much would it be?
