I believe this could be a rare product which is not implemented across the board from RHB or perhaps, it is yet to roll out to the market accordingly thus under test cell for some centers only.

When u mentioned in the EM thread previously, I did find out with a lot of RHB friends, quite senior somemore but none of them said got such product. Thats weird.

I was told SEH 20x70 gonna launch it early next month, but since Merrydale announced it on 1102, believe SEH would do it a week or so later to avoid a clash of the titans.

If not mistaken, the price is RM 598k onwards for 20x70, built up approx 1900, am I correct?

Which type u booked for the Saraca at RM 678k?

What do u think of the layout compare to EcoMajestic 8A? I only notice one of the Saraca has very long car porch thus smaller built up.

No worry, u got 7 days to consider.

Ppl will still ask the same questions and repeat and repeat, chorus and chorus.

Healthy comparison is always encourage, not speculations.

IMHO, although Merrydale sold well ytd, it might show ppl might prefer the concept of the township or so, but also doesnt guarantee the township is better upon completion.

Saraca 70+ sold is consider decent at this point of market. Those bought SEH also intend to buy 1 in EM, and vice versa. But how many of those capable to have so much bullets and moreover loan tightening recently. However, all these ppl bought into Eco townships by SEH & EM and since last year SEH launched till now, both SEH & EM already garnered more than 2000 sales by units.

Who still saying not impressive enough should be those envy of it.

It was known I bought into EM but I like both EM and SEH due to trustable into developer's track and profile into their execution. I unable to get one in SEH last year but who knows I might buy it again when upon SEH2? Lol.

doom doom kor, haha, perhaps my explanation too weak in that comment at EM thread and some people confused that what am I described about and swing to imagine that EM = DPC at Semenyih

I am a fan of both DPC ( which I skip the chance to purchase back to 2-3 years ) and a fan of SEH and EM masterplan, which I wanted to take SEH last year but couldnt get and finally able to get EM this year.

In the other way round, I am not a fan of Kepong or Semenyih.

I am a fan of great township planning.

Well, IMHO, although I am a fan of DPC township but not Kepong nor Menjalara nor Sunway SPK, I dont highly rated DPC location is very good and I concurred and agreed this from few DPC investors who said this to me.

I just feel DPC is good because of it's own, not a very good or extraordinary good location. I also met some cash rich investors feel DPC location sucks.

Btw, I dont think EM and SEH distance to KLCC is 40km so far. I drove myself 2 times, about 30 kms, from the site of both via Jln Semenyih, where the distance should be reduce once the LEKAS interchange was done and directly connected to the highway instead of travelling thru Jln Semenyih.
