Bear2, no one can predict the future.
Like you said before, home stayer should be no issue. Investor might need to wait longer to bear fruits. If got strong holding power then should be alright.

Jen, if you referrin to the price is comparable with merrydale of course. Build up also is biggee but sacara advantage here is the land size. Merrydale 688K u ge 20x70 while saraca is 22x75 althought he build up is smaller. What you get? Like Chris kor said u have longer porch and u have extra land at the back. U shld compare both saraca and merrydale type 8A and see which 1 u like the most. Extension is possible but not Merrydale. There are pros and cons... At the end is u to decide which 1 u like the most smile.gif

My working place 30KM away. Brought here coz of the affordable price and like the envrionment in semenyih. Lots of hills... Air also better. Overall, i dont mind to travel further as long as the place is good smile.gif

Bro, both saraca and Merrydale are quite different. I did mention this before and at the end is down to individual preferences. EM has down quite of marketing stuff building up to today launch ans no doubt the interest is that indeed. It does not mean Tan Sri is not with SP Setia that the selling of the units here in SEH is bad. Take up rake of 70%+ is not so bad... I didnt went to SEH to check so I no comment why some units are not taken. I recall someone told us that the one towards the bad not much people take. Anyway, wait for the 20x70 new launch and see. I quite like the new layout of the upcoming release. Just wait and see smile.gif icon_rolleyes.gif

Lion kor, I always defended SEH and I didnt regret to buy this. I already planned to stay in this township although I got couple of complaints about DSL owners has lesser good stuff compare to precinct 2 and 3. Even the basic fencing that SP Setia wish to build for us is not confirmed and depending on MPKJ. Overall, this is a nice township and is definitely good place to stay.

There are those comparing with EcoMajestic but the fact is that both township concept is different. Frankly speaking I am impressed with MerryDale and quite like it but I also love the house that I brought in SEH. People will keep on asking the different between the 2 townships but again for me both are actually different. To say SEH is a lower class township to EM I don't agreed coz concept is different. To say Tan Sri left and many staffs left SP Setia to join EcoWorld has impact to the company. No doubt it has but to an extend that no one buying into SP Setia product is not true. Look at Saraca which still managed to sell about 70+ units.

At least we can see SEH trying to make a different introducing couple of theme parks within SEH. The improvement are continues...

IMHO, although Merrydale sold well ytd, it might show ppl might prefer the concept of the township or so, but also doesnt guarantee the township is better upon completion.

Saraca 70+ sold is consider decent at this point of market. Those bought SEH also intend to buy 1 in EM, and vice versa. But how many of those capable to have so much bullets and moreover loan tightening recently. However, all these ppl bought into Eco townships by SEH & EM and since last year SEH launched till now, both SEH & EM already garnered more than 2000 sales by units.

Who still saying not impressive enough should be those envy of it.
