Puncak 7 or Prinshill Soft Launching Opening for booking now!!


This is a hilltop development in Seksyen 7 Shah Alam. It is a low density development with on a 4.502acres land with 211units of Condo & 17 units of 3 storey Terrace Superlink. The condo comes with a standard built up of 1166sft and one unit penthouse double the size of standard unit at 2332 sft.

But Section 7 is one of the high end location for many in Shah alam area, excluded those Setia alam, Eco Park or AI.

how far the distance from here to persiaran Sukan?
selling price close to 760K for condo not cheap tho

Ohh, Jalan Ferum 7/31a.

Jewellery @ Section was 27 or 29 units of modern bungalows, completed I think 1-2 years back, by Wazlian.

Oh, the developer for this Prinshill project is same as Vue Residence and Kristal 7, means NBL Land is subsidiary of Prinsiptek or Datuk Foo comapny loh.

From RM 432,250 up now till Dec 2014. Curently available unit price from RM 565,000 before rebate and bumi discount
Package still remain the same. Low Entry

Developer want to sell faster cz next yr gov might hav new policies.

guys.. is not from 430k..

430k only 2 units which ady booked..

Then suddenly price jump from 560k..

So the selling price is 565k onwards before rebate...

the price is resonable also .. end up about 420 psf...

So im checking the background of this company as well as other details..

Recently Vue residence just completed.. some ppl complained about that.. will find out more.

As i know dev last time offered up to 25% rebate for Vue Residence...

Because of developer suddenly slash price like that... Means a lot of details are not firm yet..

location acceptable la. near klang but klang condos also not that cheap nowadays.

density just nice. only 200+ units. chances of problematic tenants will be less.

size ok for own stay. rental maybe. it's close to UITM afterall.

no commercial. good. i believe condos should not have commercial below unless you're at super prime location.

as to why developer reduce price, is it confirmed that they tried to sell at a higher price before? if so, then quite fishy i agree. hmm.gif

only thing i don't like is the proximity to UITM! Seksyen 7(just like glenmarie) houses some of the top CEO's/businessman in Msia.. the mansions there are worth more than RM20 million..

close to I city summore..

not main concern if near UiTM... is better at least there's some crowd there.

Is not as bad as just beside the college..

This plot of land is located higher ground level...

View is superb too as high floor can get unblocked view... facing either south west or north east..

Close to Icity is good as there's future LRT there and shopping mall

I have done my research and I think the selling point is

1. Kristal Condominium – RM365 per square feet and monthly rental RM1,600 to UITM student
2. Kristal View Condominium – RM417 per square feet and estimate monthly rental RM1,800
3. New General Hospital in Shah Alam (2 km)
4 LRT3 I-City Station (4.5 km)
5. Next to UITM and UNISEL

My opinion this condominium can rent to doctor and nurse since it's near to it and can fetch higher rental. biggrin.gif

Actually is from 565k above...

If you see the sale chart, there's only 2 units 430k at lowest floor..

Then straight jump to 565k.. and that 2 units been sold.. Is just developer put or mayb typo..

So... to make it clear.. is 565K before rebate..

is good price which less than 420 psf after rebate... and other Freebies... and 2 car parks...

But then once you book now, you have to sign SNP within 14 days..

I dun see thats SNP if haven got AP DL.

cannot compare unknown developer with OSK.. Although OSK didn't fulfill their promise, I'm quite sure they will complete the project even if there's a crisis.. This developer's track record not good, some more give big discount means they will scale down on other aspects or enjoy smaller profits..

But, I feel that this condo is worth the price with 2 colleges nearby.. tenant market is there..

I tot seksyen 7 no more launching except icity...than encountered their SA at tesco few months ago. Wow project looks impressive (coz ive been here since early 2000)

just for info, if u are thinking of uitm students as ur target tenant, better think twice. Uitm is currently transfering most of its diploma n degree students to puncak alam campus. insider info told me they are planning to only have masters, phd, pjj n just few degree students there.

I can already see the impact of this move. in the past years till last year i can hardly find any parking spot at section 7 commercial area, now its easy. Section 2 also i noticed not so many cars anymore. So in years to come after the transfer of students are completed, im sure it will bring a huge negative impact in those area. right now they are doing it by stages n yet i can already see a huge difference.

u will have higher chance from workers at ict. But im not sure about the volume.

ya, but 600k/1166 = 514 psf before discount i think worth it gua.. i checked the rental there, RM1700 for an apartment without swimming pool. this is high end condo, i think can easily hit Rm2000 per month kua, somemore it is VP on 2017/2018.

Got another lelong unit sold today.
From 292K, fight among few bidders.
Ended up sold at 362K. rclxub.gif

Last month at 324K but nobody interested. Everybody sleeping and wait for price to drop below 300K.
Ended up need to buy at such a high price.
As usual.
