Nonsense mana ada lose-win in AGM
Here's the result

Chair: PPA1M
VC: Parkhill
Secr.: PPA1M
VSec: Parkhill
Treas: Parkhill
VTrea: PPA1M

All will work together lah.. and no, PPA1M won't use Parkhill facilities

u only list out the 6 high positions...total 14 committees but parkhill only got 6...
initially parkhill won the chairman position but ppa1m didnt want to accept it, at the end ppa1m got 8 seats and also the chairman..
hopefully after strata title is out can have seperate JMBs

Actually all other AK project owner now starting groundwork to make sure this "Parkhill incident" will not happen to them.
Such as the next AGM I think will be from Razakmas & The Holmes.

RUMAHWIP or PPA1M majority own stay. Higher chance / turnout for own stay owner to attend AGM.
As compare to Parkhill or The Holmes owner. Investors probably couldn't care less to attend the AGM.

Will be interesting to see all AK project after this. How things play out.

because most ppa1m owners dont pay maintenance fees, so their eligible voters much lesser...
turn up rate also PH slightly more, but some created chaos, hoo-haa-hoo-haa

Yes If they pass the resolution in the AGM.

I do not think can form sub-jmb. Meanwhile.. Reso will be passed at will at whoever the majority.

Gov is not very smart here... Not a well thought scheme. Should have separate master title for both development. From now nobody will buy rumah bebas. It is pretty obvious rumah bebas is subsidising rumahwip and now the facilities may potentially co-used by them.

Good point. Talking about paying up outstanding maintenance fees to be eligible to vote.
If eligible voters Parkhill > PPA1M, then really wander what happen actually where PPA1M owner able to gain "the majority" as committee.

the developer should have subdivided the master title into 2 when they got the land. But u know la, AK projects, they can sign SPA before they even got the title from the govt, where got time to do subdivision? that's why if u see the block number, PPa1m is Block A & B, Parkhill C & D, AK early2 already know there will only be 1 JMB...

really look bad on AK project.
At first SA & developer promised there is no facility sharing among rumahwip & condo?
i just a bit worry now with the Havre, will they happen to be the same with parkhill also?

logically... the access card is easy to duplicate and no control on tag in or out... u din tag out also still can tag back in.... so its not hard if PPA1m owners wanna push for implementation for higher maintenance fees....

Enforcement is the key.

Example is at PV condo at Setapak. Student area. Many with clone access card.
1. Random spot check at the gate. You have to show the actual access card (with image) for the guard to see. Yes picture on the card still can be cloned but is harder to do so. Normally the duplicate will be blank cards only.

2. All resident (be it owner or tenant), must register to get a resident ID (with your individual pics on it). This ID must be used to register with the guard at the facility (swimming pool, gym, etc) before you can use it. This move actually prevent or deter airbnb operator as well coz their guest will not have such ID to use the facility.

Just examples. But then again when the JMB being formed up with majority from the affordable homes side (including the chairperson), is doubtful any action will be taken.
