Menta banks on connectivity, accessibility

TRAFFIC congestion in Kuchai Lama, Kuala Lumpur, may have worsened in the last few years especially on the internal roads, but this is mainly due to narrow streets and haphazard parking.

Common sense, courtesy and stricter law enforcement will solve the problem. Other than that, Kuchai Lama is very attractive to property investors as it is strategically located and has good access via the Kuala Lumpur-Seremban Highway, the New Pantai Expressway, Maju Expressway and the Shah Alam Expressway.

Kuchai Lama is also directly accessible from the Stormwater Management And Road Tunnel.

The connectivity and accessibility has made it convenient for residents in Kuchai Lama to travel to neighbouring areas like Taman Pagar Ruyung, Taman Continental, Taman Gembira, Taman Indrahana, Taman Lian Hoe, Taman Desa, Bandar Tasik Selatan, Salak Selatan, Taman Sungai Besi, Taman OUG, Bandar Baru Sri Petaling, Desa Petaling, Taman Bukit Angkasa, Bukit Kerinchi, Taman Desa Kerinchi, Taman Esplanad, Alam Sutera, Bukit Jalil, Technology Park Malaysia, Serdang and Seri Kembangan, as well as Bangsar and Petaling Jaya.

Contractor-turned-developer Menta Construction Sdn Bhd is banking on these advantages to launch aRM1.4 billion mixed-use development in Kuchai Lama and is bullish on sales.

I seriously wonder why none of the nearby residents plus the folks at Palace Court did not petition for a wider road. It's already very jam with folks going to the Goon Wah XOXO fish head restaurant daily.

Petition will only carry weight if include those in power i.e MP endorsement or better still the WP Minister itself else just another petition. All development will require to public infrastructure but question again whether local authority in this DBKL will spend this $$$$$

Wong says Arte @ Kuchai Lama, developed by Nusmetro Group, was launched at an average selling price of RM400 to RM580 psf. Meanwhile, newer developments such as GenKL by Asiana Agresif Sdn Bhd — a 30-storey tower with 332 luxury condos on a hillside at Taman Lian Hoe — was sold at RM650 to RM780 psf.

He believes that Kuchai Sentral in Taman Kuchai Jaya by Menta Corporation will be a landmark development there, similar to Publika for Mont’Kiara. The development offers 941 serviced apartments and 40 duplexes as well as 45 retail units.

“With the existing developments and those under construction, Kuchai Lama is slowly being transformed into a modern suburb of Kuala Lumpur. As the population in the area is predominantly middle-income, the majority of the buyers will be looking for properties priced RM1 million or below,” he says.

But it near to high tension cable, about 100 meter away just behind of shogun, next to sentosa high school...

Dear @DiamondBar the above mentioned project is not located behind of shogun, that development is called Hermington.

the project is away from high tension cable (at least 400m away) and located beside Kuchai Entrepreneur's Park shops.
