RM360 for 2,203 sft that mean RM0.16 per square feet, even higher than RM0.10-RM0.12 for Diamond City & RM0.15 for EcoMajestic.
For Eco Majestic it is calc based on land area.Tropicana Heights @ Kajang , V2

Nowadays the developers are not just selling houses, they need to sell the concept, the greenery and the landscape among other things.

QUOTE(natoptkc @ Mar 20 2015, 12:23 AM) Yes, for eco hill n Eco majestic. Bank valuation does take into account the saleability of the unit and how reasonable the premium is. If the extra $$$ is not too excessive, normally the bank will accept the developer selling price. For parkfield, if north facing may b 开门见山 or HTC view? No? But wt 16k xtra for south facing is that worth to pay? Is bank Valuer consider the unit facing oso hv added value? |

QUOTE(OrangeGrove @ Mar 23 2015, 10:45 AM) Fairfield individual, Parkfield strata. Stratified development become more popular nowadays due to security reason and keeping up the landscape and maintenance. Of course, maintenance fee could be higher too if that's the flip side.Future launches unknown yet. Tropicana butt itchy making everyone confused. |

QUOTE(eeiwan @ Mar 23 2015, 03:05 PM) But i read from other forum stated that if strata title there is a clause that no pets are allowed..i am not sure regarding this one.. It depends on the projects. Mine is stratified too but DMC allows the purchaser to keep domestic pets provided such pets do not cause annoyance, nuisance, disturbance, fear, anxiety to or possibly endanger any other purchaser. |

For strata - you will have limitation in doing extension (even though if you have big land) or change the facade of the house. Maintenance fee is expected to be higher too in general. However, the above so-called "disadvantages" can be seen as advantages too (at least I think so).

QUOTE(natoptkc @ Apr 9 2015, 02:48 PM) Yes, agree. Is juz diff point of view for the strata issue. That's one of the big problems faced by the RA in a F&G (individual titled) community whereby a number of the residents skip the monthly security / maintenance fee. But for stratified development, this is properly governed under the act. Any defaulters can get themselves into the troubles being sued.limitation in doing extension - no plan to do back or front extension, so no issue on this change the facade of the house - prefer tidy and standard facade Maintenance fee is expected to be higher - Yes, but sure av residences hv to pay the maintenance fee and can hv better environment. Staying on individual tittle prop now and about 50-60% residence are paying maintenance fee only to maintain the guarded n gated facilities. Other stubborn residence not paying and complaining when securities apply strict rules at entrance and visitor. So juz can say nothing is perfect. Juz choose watever suit u n u like |

QUOTE(thaya23 @ Apr 9 2015, 03:43 PM) How does it work here in strata? How is the management takes the fee but they do a poor maintenance. Is it governed by a RA which we the owners can decide what we want etc? If the JMC does lousy job, just kick the members out and elect the capable ones. You as the owner will have the voting right. |

Gateless is supposed to be a selling point and this could be one of the reasons purchasers have bought the units. This will be a hotly debated issue if being put in the AGM/EGM agenda.

A lot of people have the impression that DPC is strata dev but in fact some phases are individual-titled (with DMC), eg Amelia Garden Home, South Lake, LeVenue and Safa Terrace.
