Oh yes, I asked Loan Lawyer for confirmation that it was paid and on time

I have in B&W that the first 10% was paid directly to TH Financiers that is holding the charge, believe its Am Bank

We are suppose the buy the House free from encumbrances. If the Land is still charged to Am Bank and the charge is not paid / released, we will not be able to transfer the title

The charge to AmBank must be fully paid before TH can get their share of the money.

But not sure how much is it - only the Loan Lawyers and TH will have this info

No, TH charged the Land to AmBank to get a Bridging Loan to finance the overall development.

So, right now, AmBank is technically the owner of the Land

For us to get title to the Land, Buyer must pay to AmBank to release the Charge

To ALL CASH PURCHASERS - i.e. buying 100% in CASH, please ensure that u pay to AMBANK to release the Charge and not directly to the Developer.

IF you do not know how to do it, engage any Lawyer and pay them a small fee for it.


Although TH is a repputable Developer, there have been cases that CASH PURCHASER paid directly to Developer and Developer did not forward the monies to the Chargee Bank

Subsequently, Developer bungkus and Cash Purchaser cannot get title to the House. Worst still, the Chargee Bank threaten to auction of the houses.

But those who tool Bank Loan was safe cos the end financier paid to the Chargee Bank first.

CASH PURCHASERS was screwed BIG TIME.

TH is very far away from Kajang Town that floods cos of the BIG DRAIN next to Pasar Kajang

With the new interchanges to be build, can access TH from SILK Highway and even from Semenyih through Bandar Teknology

2 will be launched son.

However still fell very sore about having more link houses in Phase 2.

Still under construction. Expected to be ready in Q1 2025, which is the expected launch date.

Not many developers want to launch in December, many people on leave, cashflow used for other stuff like school reopening, etc

Think it will be in CNY like for Phase 1

Last time heard MKH wanna build 'Big Shopping Mall" at K2 also, anchored by the KTM Station.

Wonder what happened to those plans - doubt another Big Mall can survive if so close to IOI City Mall

even within TH, wonder what type of commercial Units that TH has planned. Earlier whispers was perhaps something like Tropicana City Mall but with IOI City Mall and perhaps K2, would that be too many shopping malls so close to each other.

Think its a few factors

1) Layout for new DSL is not good - u cannot do a walk-in wardrobe which is the norm these days for Master Bedroom

2) Side Balcony is a novelty which will quickly wear out. Might as well don't do Balcony at all

3) Totally gate-less and fence-less may not work. Still prefer Gate and Fence in a G&G Environment

4) Competition from other launches - EcoMajestic, SEH, Tiara South, Diamond City

5) NO Support from Phase 1 Buyers - Short change your Earlier Buyers

TH is considered as HOT AREA - don't even have Buyer find Buyer incentive

Most if not all Buyers were told that

"Phase 1 is the only Phase with Link Houses. All future Phase will be detached houses (Semi-D, Cluster, Bungalow) and Highrise."

In fact, if u google it, even their Press Statement said the same thing.

If I was told that We are not sure what future phase launch will comprise, I would not have listed out Point No. 5

That said, I or most buyers still have confidence in the whole development but lets put in this way,

If I were to buy another RM800k++ property, it WILL NOT be in TH - that is for sure.

It probably won't be from Tropicana also, unless I love the Location and the additional discount is Fantastic

No Developer who short changed me is gonna earn my hard earned money 2x

I am actually waiting for MKH to launch the next landed link homes in Kajang 2. Heard its Q1 of next year, now at Registration Phase. 2.5 Link Homes from RM850K++ before rebates...

Yes, the HTC is there but think I can live with it

Else, perhaps Semenyih - i kinda like Tiara South but location is a bit far

For this area so far from KL - I am only looking at Landed. If KL Address like OKR, BJ - perhaps Highrise is still acceptable.

Same here bro, could not see the lake. Probably due to the Hoarding put up.

But when Phase 2 is launching, we could be pleasantly surprised.

wow, so fast. Prev 15% was just like 1.5 mths ago.

TH really trying to bill before closing year end.

Like this, VP can be expected even possibly in Q4-2015, few mths ahead of schedule

Think for some, when the structure was at the roof, some of the walls have already been built. So its quite reflective of the actual work done

TH won't be like some other developer starting with T that was famous for fake billings

Nevertheless, intend to take a drive to see for myself in Dec over the next few weeks
