Went to the show room today.

Total 31 storey, 500 plus units. Ground floor is 7(?) units of shop, and 1st to 12 floor is car park. 3 tiers security meaning, car park, lift lobby using access card and u can only go to common area and your floor where your units located.

Price start from 305K and 5% discount given with free SPA and loan agreement (buyer to pay disbursement)

Booking 5K refundable if loan reject or cancel booking before SPA signing.

1 floor (2 wings) 31 units served by 4 lifts. Basically I called it two wings, wing 1 has 25 units and wing 2 has 6 units.

Wing 2 all booked as at 6pm, and Wing 1 corner units is hot selling.

Coz my Girlfriend study at MIA, currently she staying at Wangsa Maju, seksyen 2 coz at there more easier to find food and easy to get transport to go college like RapidKL U20 & U34.

I think it will attract UIAM student more, like Idaman Sutera, Idaman Putera, don't think i see many TARC student there, TARC student more on Genting Klang & Wangsa Maju, Setapak Jaya & Sri Rampai area.

If a lot of Pak Hitam & Pak Arabs sure TARC student especially Girl don't dare to stays there, i notice that area now really turn into Little Arab & Little Africa, i doubt some are student as many actually own shop & restaurant there.

I think this place still have potential.. just at the border of KL and surrounding buy a few educational hub.

With such entry price, can really consider about it..

Sounds interesting. But a bit takut on developer status. Last I checked was in the blacklisted list and not much track record. Their serdang project also very attractive pricing.

Is under DBKL, Mukim Setapak, Daerah Gombak.

The only freehold land in this area.

Cant target UIAM. Hostel is damn cheap and always have vacancy. Until now I never saw someone who stay outside from UIA hostel except the one who live near with their parents

The developer previously completed a few of factory and government projects.

The latest ever residential project completed by them was 3 storey link houses in OUG. Heard just handover recently but only 22 units or so.

Hm.. IN fact around the area, there is no proper shop except for some gerai. The project site is next to an abandoned project which sales agent claimed had bought by another developer.

FYI, the area mostly are Malay reserve land.

The developer sales office is located at the commercial area of Taman Prima Sri Gombak, the row of shop lot facing main road or McDonald.

looks like no established commercial around and to exit via Jln Gombak. I think this Jalan Gombak is badly jammed during peak hours right?

Freehold property in Gombak area with only RM536psf actually is consider reasonable. Its really good investment or for own use because its not like studio unit, at least 2-3 bedrooms! Just Start from RM300k per unit.

Hi Lee Hom, finally i found out that the abandoned project was called Gombak Perdana Villa since 2001. The developer facing financial problem, owe bank alot. Few developers looking to revive the project but still until discussion.
Bro, during peak hour, anywhere also jam la........ rclxub.gif . if heavy rain, flood possible happen in anywhere of Malaysia too..... biggrin.gif you know la, Malaysia Boleh Ma!
But within these 3 years time, if flood constantly happen in that area, this problem should be solved by related party.
With this location, package and price, its really worth to buy.

Only left with units facing highway or abandoned building (most of the unit are this type).
The place is surrounded with kampung area. Size is small suitable for UIA students, but they will prefer to rent at places with nearby amenities.
So yeah, personally i would say the price is not attractive enough for such a location

oversupply i think...many condo launched/just completed in the vicinity Melawati (Serini Melawati, 3 Residence, Veo all by Sime Darby), Tmn Melati (Platinum Victory by PV), Wangsa Maju (Seri Riana and Riana Green by IJM, Infinity, Seasons Garden, Iraman, etc.)...just to name a few

Yeap, price is definitely at the high side. Its about RM560psft for a 557sqft unit, kinda expensive IMO, but at a price of under 350k for a new unit around gombak, thats the only choice we have for now.



Anyway, i manage to spoke with the marketing team at the developers office and found that the official launching will be at Feb'15. From Aug'14 till now the project has already been known by considerable amount of people but yet they still pending their launch date. Does this somehow indicate that something adverse might be going on with the project? Please advice hmm.gif

That depends whether you are looking at the perspective of an Investor or simply a homeowner.

For investment purposes i find the place a bit lack of potential (Even it is near LRT, Ktar, MRR2, blah blah blah) due to its already high price/sqft.

But as a homeowner, it is more important take in consideration how it would fit into one's lifestyle as well as that "feel" of staying in that particular location.

Try and go to the project site itself and have a look. You will make a better decision base on your own judgement.

Fyi, no ground work has been done yet for the project. It wasnt even launch yet in the first place. blink.gif

i've also booked a unit ....however, no update at all... kind of worry ~ and i called to the developer but it seems they unable to answer all my questions. and make me to give a call directly to the site, and the site girl couldnt confirm the launching date, she say it is pending for some approval. and there are 40% more to go for sales.

I checked with them last 2 weeks at the showroom and the person in charge named Elaine told me that there's no news yet as well and launching should be within this year. I have a hunch that it might be due to GST implementation that most of such big projects are stopped.

Since the project has not been officially launched yet, the only banks that have approached buyers are UOB/BSN. Checked with OCBC and it seems like it isn't listed yet to be applicable for housing loan. :|

On a positive note, I believe all of the units had a slight hike in price. The unit I booked was 320k and the current price is 329k on the board. Hope it works out. rclxub.gif

Hmm, I heard my close friend(who is also the agent handling my purchase with Ayuman Suites) mentioned that it'll definitely be charged under commercial since there's office/shoplots below. :/

Not sure how true since the project itself have not even received official launch but, I hope someone can shed some light on the issue.

Their Garden Jaya Park project looks quite promising, even though they have yet to make a high rise. I guess that's why they want to start with small units... and that's the catch. KL = RM300k condo = difficult to find.

I personally feel that it's a good place in KL to start small smile.gif however it's worrying since I paid the booking and still no news of official launch. sad.gif

Went to the site yesterday. Nothing up for Ayuman yet. But the abandoned building is 'reopened' as 1Harmonis

Looks like they are revamping the building to sell. Got my Talent Team mail saying S&P signing is in Aug/Sept

Anyone got their loan done? With which bank?

But the best thing is price affordable, FREEHOLD, free furnish and 2 Carpark. That area near to UIAM and MIA, suitable to make more rooms for student renting.

Agent? How one will noe the agent that u liaise with? Since u spoke with them, guess u noe them better. For property, have u take a look on the showroom? Do try it out before purchase, think left 557sf only.

The space bit scarce but ideal for those with tiny budget like me. If you have more $$$ for bigger space, u cn try other projects. But personally i feel this project suits my need and $$$. The rooms maybe small just it serve its purpose ady, cant demand much foe this price tag (below 400k, 3 rooms, bit near to KL area, 2 free parking, freehold but commercial..)

It depends whether the wall can be demolished or not.. even 3rooms, it's still liveable..

if you feel cant live with 3 rooms, then you may check out the USJ project with 2rooms at price near 390k.. or alternatively buy soho/studio unit which you cn get it at near 300k and is fully furnished. Ayuman is for those ownstay with small family n tiny budget.

i roughly calculate by divided to 4. i stay in a DSL house.
Malaysian not deserve to stay in a 150sf room. It is totally not acceptable.

Depends, u cn forever rent if you wish to.. when u rent, u hardly cn design the house based on ur own preference, as owner, he/she can chase u out whenever they dun like. Hence I got my own house compared to those who dun. If u feel rent is better, why still need pay attention for new project? U shud go ibilik..
