Went to the show room today.

Total 31 storey, 500 plus units. Ground floor is 7(?) units of shop, and 1st to 12 floor is car park. 3 tiers security meaning, car park, lift lobby using access card and u can only go to common area and your floor where your units located.

Price start from 305K and 5% discount given with free SPA and loan agreement (buyer to pay disbursement)

Booking 5K refundable if loan reject or cancel booking before SPA signing.

1 floor (2 wings) 31 units served by 4 lifts. Basically I called it two wings, wing 1 has 25 units and wing 2 has 6 units.

Wing 2 all booked as at 6pm, and Wing 1 corner units is hot selling.

FOC 2 air cond, 2 water heater, basic kitchen cabinet, 2 side by side car park.

The layout is practical for a small family with basic 2+1 rooms and 2 baths room.

Location wise... If you are coming from KL to Gombak, it is about 2.5km from Gombak Ong Tai Kim, in short, it is near to Mutiara Gombak (you can google)

BTW, it is freehold property and I am not agent, please dont ask me to PM.

I'm doubting MIA students will stay there too...haha
Coz my Girlfriend study at MIA, currently she staying at Wangsa Maju, seksyen 2 coz at there more easier to find food and easy to get transport to go college like RapidKL U20 & U34.

I think it will attract UIAM student more, like Idaman Sutera, Idaman Putera, don't think i see many TARC student there, TARC student more on Genting Klang & Wangsa Maju, Setapak Jaya & Sri Rampai area.

If a lot of Pak Hitam & Pak Arabs sure TARC student especially Girl don't dare to stays there, i notice that area now really turn into Little Arab & Little Africa, i doubt some are student as many actually own shop & restaurant there.

I think this place still have potential.. just at the border of KL and surrounding buy a few educational hub.

With such entry price, can really consider about it..

Sounds interesting. But a bit takut on developer status. Last I checked was in the blacklisted list and not much track record. Their serdang project also very attractive pricing.

Is under DBKL, Mukim Setapak, Daerah Gombak.

The only freehold land in this area.

Cant target UIAM. Hostel is damn cheap and always have vacancy. Until now I never saw someone who stay outside from UIA hostel except the one who live near with their parents
